Nice! Nothing great,it's just glass with a decent design, but it will be a great addition to the neighborhood and it's impact on the skyline won't go unnoticed. Can't wait to see it completed.

No need to apologize!

I like the design especially the cantilever. Imagine standing under that thing. lol.

What will really make this special since it's going to be all glass... I just hope the glass will be of same quality as 400 PAS. Definitely will be a stunner in the skyline the way 1 Madison does to that area.

I think the quality of the glass will determine whether this goes down as a true gem, or just another fine residential tower. With the delicate proportions, I want to see it clad with something akin to Swarovski crystal.

Thought it looked great when I opened this page and saw the top half, then I saw the bottom. Terrible.

If I'm looking at it right, the transition from glass to masonry under the cantilever IS pretty weird. Someone tell me if that's also supposed to be glass and it's just colored weirdly in the render.

Where/how did they get the air rights to build so much floorspace on such a small site?

Tsk tsk, this whole block is doomed with bad planning. First One Madison and now this tower? Instead of going with such a peculiar design that doesn't even look like a champagne glass, and is cantilevered over a building (33 East 22nd Street) unworthy of historic preservation, they could have just bought it and compensated the owner(s), and ultimately built something larger. Now if somebody wants to redevelop the low rise this leans over, they are extremely limited.

the key word is 'elevation' (EL) which is height above sea level.
on applications, 'building height' is how tall the tower is.
