NEW YORK | 100 Norfolk St. | 12 fl | U/C

Lower East Side Getting 12 Story Residential Tower

Quote:
The Lower East Side is getting a new 12-story, 44,000-square-foot, 38-unit residential building at 100 Norfolk Street. Brooklyn-based developer Urban-Scape purchased the property from Forest City Ratner in 2012 for $8.8 million. ODA Architecture, the project’s architect, said the building’s cantilevered design will rise “over the adjacent low-rise buildings like an inverted wedding cake.”

Interesting structure. The only bad thing is the amount of columns. But that is a must with this kind of protrusion.

Work Underway At 100 Norfolk

Quote:
One notable project mapped above is zig-a-zig-ah 100 Norfolk Street, announced back in 2012. ODA Architecture designed the 38-unit building, which will cantilever over its low-rise neighbors.

The site was formerly home to the offices and refrigerators for kosher dairy restaurant Ratner’s, which closed in 2002. Urban-Scape acquired the property in 2012 for $8.8 million, Crain’s reported. To work around 2008 rezoning that limits building heights in the area to 120 feet, the developer transferred air rights from adjoining parcels, which it owns.

In April 2013, demolition permits were filed for the existing two-story structure on the lot, Bowery Boogie reported.

This week, we spotted a teaser site for the building (tagline: “38 units, 100 reasons”), and excavation work is going hot ‘n heavy at the construction site.

A mockup of the building. Kinda reminds me of HL23.

LES's Cantilevering 'Chandelier' 100 Norfolk Launches Sales

Quote:
It's been a year and a half since it was confirmed that ODA's crazy, cantilevering glass box would rise on the site of the offices and refrigerators for Jewish kosher deli Ratner's. In the meantime, not too much has been revealed about the 12-story building on Norfolk Street between Rivington and Delancey streets; that is until now. In tandem with its sales launch, the building receives its first interior renderings that broadly illustrate its 38 apartments with floor-to-ceiling glass windows. Amenities in the building include two large outdoor spaces, a gym, yoga room, bike and additional storage space. 100 Norfolk is anticipated in late 2015.

Ithink they dealt with that very elegantly. The columns are thin.

I don't like the cladding. They have those square frames in the middle of the windows like at 56 Leonard.

Nice Building! But I don`t like the neighborhood. It dose`t fit together.

ODA New York's Cantilevered LES Condos Are Halfway There

Quote:
When complete, the ODA New York-designed condo at 100 Norfolk Street will have 38 units over 12 floors. As of now, the building halfway there, thanks to a photo posted by Bowery Boogie. A completion date hasn't been reported yet, but according to Bowery Boogie, construction stalled due to a partial collapse of the structure.

Work has, however, obviously resumed, with a construction crane assembled and metal bracing attached to the building's neighbor.
