Work Begins On The New 100 Van Ness Facade

Agreed. Not that it was very good looking to begin with, but I always did like it anyway (nostalgia plays a part there), and the rendering makes the new glass look kind of cheap. I hope it looks better in person.

I'm so sick of all these new designs with a strip of glass cladding missing/different cladding...it's just tacky.

The old one wasn't bad at all.

Agreed. The new skin isn't ugly, but it looks boring in the renderings. The old skin wasn't the best either, but I just feel like it works better. Why "fix" something if it isn't broken? Every new tower going up in SF is covered in glass (including three within a few blocks of this one), it would've been nice if the exterior of this one was left alone.

In this case, you "fix" it because of the office to residential conversion. As an office building it was outdated and probably difficult to rent without a gut-rehab installing modern IT wiring etc. Even if that were done, this is not prime office territory (even with the major influx of web companies not too far away on Market St., which probably was't yet happening anyway when the conversion was planned).

But people want large windows that open in their homes. Those tiny little sealed office windows wouldn't do. Some sort of reskinning with much different glazing was essential. And it offered the opportunity to add the sort of amenities that modern condo buildings have.

I have never thought this was about esthetics as much as an essential adaptation to the new purpose of the building. I live down the street by the way.

I guess that makes sense, but still it's sad. This is an extremely mediocre cladding design.

Anyone who has seen the old skin in person knows it is horrible. It is dirty and ugly. True, the new cladding is nothing too special, but there isn't much better that could be done with a simple box. It is going to look so much better when done. Soon Mid-Market won't even be recognizable.

This great facade needs cleanning, not ridiculous recladding.
Good modernism -> ugly postmodernism

The repurposing for a new use makes sense, but I've always wondered about the extensive glass areas on many new tall residential buildings--is there no desire for privacy? Granted, this tower seems to be relatively alone, and though it's literally transparent in the render, it won't likely be quite so clear in reality. But I do remember hearing about people in the new, shiny glassy residential clusters in Busan complaining about always being able to see what their neighbors are doing...always. Of course, you could always have large, heavy window blinds, but doesn't that kind of defeat the purpose?

The new cladding is still modernist, but it has far less character than the old one, and is also more generic.
