L&L's 380 Madison is occupied almost entirely by the UN, which moved their temporarily during renovations to their HQ. In a few years, 380 will be 100% empty.

Very good news.... the owners don't believe the building as is can be modernized to fit the needs of the modern business world so once the last of the UN workers leave, that building is primed for demolition and a spanking new supertall to replace it. The Hyatt is architecturally not very pleasing and would also make for a great supertall replacing it. We can look to at least 4 towers in the coming years, with the One Vanderbilt and 341 Madison sites to develop first... along with the work on 425 Park the first phase is going to bring some exciting heights to a neighborhood in need of some adrenaline!

Just to clarify, the previous maps are inaccurate. The 341 Madison site is not half the size of the other development sites, it's less than 1/4 the size.

The site being sold by the MTA is only the southern portion of the block, and is very narrow. It isn't even half the block. The building just to the north (with JCrew at the base) is not part of the MTA site.

And that's why I can't envision a scenario where something really tall isn't built here, and probably not office space. I'm guessing a supertall hotel-condo tower.

I'm pretty sure that the MTA owns the building with J Crew.

For those not familiar with the site, the Bear Sterns tower, which is 750' tall, occupies the whole block bounded by Madison, Vanderbilt, 44th and 45th Streets.

It's a stunning octagonal tower that sits on a roughly six story square bard that contains retail and several stories of trading floors. Fortunately, those floors are not big enough for JPMC, which prompted its search for a new HQ in the HY!

How does this tower fit in the whole Madison mix? It's immense...it too is a candidate for demolition already? Not sure what the comparison applies to, other than as a contrast of size of property that's being talked about with 341 Madison.

That tower's not going anywhere. It's David Childs' most well known building after 1WTC.

I hope that something very tall and very nice rises here, as I quite like these old buildings. If it's office space, there will be a lot of speculative space on the market.
