TORONTO | 2 Bloor West | 171m | 54 fl | Pro

Address: 2 Bloor West
Developer: Oxford Properties
Architect: ArchitectsAlliance

This is Oxford's Cumberland Terrace redevelopment plot of land. Additional information;

2 Bloor West
Toronto, Ontario
2016
96,500m▓
2 Bloor West will transform the transitional block between the exclusive Village of Yorkville shopping district and the urban intensity of Yonge Street. A seven-storey podium animates Cumberland Street with double-height retail space at grade, and a boutique hotel consistent with Four Seasons and Ritz-Carleton properties in the vicinity. A 70-storey residential tower marks the intersection of Bay and Cumberland, book-ended by an 85-storey residential tower at Yonge and Bloor.
The dynamic identity of 2BW is shaped by the contingencies of its attenuated, L-shaped site and the technical challenges of erecting slender point towers directly over the Bloor subway line. A network of robust diagonal supports extends along the north and south facades of the podium and wraps around each tower. The visible structure expresses the tectonics of the architectural forms, expanding as it extends along the Cumberland fašade, contracting as it curls around the base of each tower, and becoming lighter and more ethereal as it rises upward.

85 floors? This will probably be a supertall?

aA seems to be upping their game. The quality was always there, but the designs were usually ones only an accountant could love. This is quite good on both fronts. The lighter treatment of the diagrid as one moves higher could turn out beautifully.

Has anyone heard ANYTHING on this at all? I'm a fan of the design and I'm wanting to know the height badly but it's been months and there doesn't seem to have been a peep on this!

All I've heard is that both this and the Holt Renfrew tower are going through slight alterations so that they address the lane way in a more co-ordinated fashion. That was a long time ago though. I wouldn't be surprised if we heard nothing till summer.

I'm puzzled as to why they'd put the taller tower on the corner of Yonge and Bloor as there's already the CIBC tower there while at the other corner of the lot to the north there's just that 2 floor high mall (Cumberland Terrace). It also makes more sense to be diagonal from the 86 floor Holt Renfrew tower rather than next to it by a few metres.

The renders at the top of the page are nowhere near what is currently planned from my understanding. the CIBC building is to be retained, and the tower located where cumberland terrace currently is. other than that, the project is very quiet, for both this and 50 bloor west. Its been almost 2 years since we heard anything about 50 bloor west, and 5 since we heard anything offical about this site beyond some fantasy architectural renders.

Was the proposal shot down by City Council or did this proposal lose financial backing?

In most cities it would be a super tall, but Toronto has no fewer than 7 other proposals with 80+ floors and all 7 are under 300m.

1. Pinnacle 1, 88 floors: 293m
2. Mirvish - Gehry Centre, 86 floors: 290m
3. Mirvish - Gehry West, 84 floors: 286m
4. Mirvish - Gehry East, 82 floors: 279m
5. Holt Renfrew Tower, 83 floors: 277m
6. Pinnacle 2, 80 floors: 267m
7. Pinnacle 3, 80 floors: 262m

Developers here are pushing the limit of how many floors one can fit into a building and still have units with 8 ft ceilings. The space set aside for floor systems, ceilings, wiring, etc. is very stingy. Not even 90 floors in Toronto guarantees a super tall.

Would there be a catastrophe in Toronto if we build a supertall building?

People in Toronto scream bloody murder about a 200m building yet we're living in a world where super tall is becoming common place and mega tall (600m+) is the new thing. I just don't get people's aversion to height. If it's more than 100m it's tall. Tack on another 300m on top won't make any difference other than create a larger tax base to fund subways, galleries, infrastructure, etc.

If people don't like high rises, why on earth would they choose to live in the densest 10 square miles of a country with 3.8 million square miles? It's beyond belief. Move to Nunavut people. Problem solved.

Trying to warm to this but the original was so was better by a massive margin. The original was amazing, the second design is a big snooze.

the old was never anything more than an initial concept rendering that was likely never meant to be seen by the public. It should never have been taken seriously, it was likely only created to see what the "ultimate" thing would be to do to the site.

The initial scheme looked ambitious and would have involved the first demolition of a 100+-metre building in Toronto. Now that they have opted instead for a smaller new residential building and the existing 2 Bloor West wouldn't be demolished after all, could 2 Bloor West get a new fašade (recladding) or even a possible conversion to residential?
