King Jorge Perez Plans Mega-Condo Project In Edgewater Called Element

The project was revealed by exMiami. Thumbs up, of course, for development in Edgewater, but thumbs down for just about everything else.

The ginormous new, 55 story project, is doing what Related is in the midst of doing at Icon Bay only a few blocks south: taking over a public street in exchange for giving the city a public park, and again severing the close connection between Biscayne Boulevard and Biscayne Bay that do beautifully defines Edgewater. The street will be privatized and built over with a multi-floor parking garage and amenity deck. No longer will you be able to see the bay from Biscayne Boulevard on 31st street...

Related May Add Third Tower To Element

In the new cycle, Brickell CityCentre has 1,274 residences in the works, so Element would be the second biggest planned.

According to the marketing material, Element would offer one-, two-, three- and four-bedroom residences, plus penthouses. The first tower would have 345 units get an initial pricing at $525 a square foot on average.

The project, at Northeast 31st Street and Biscayne Bay, would have 1,000 linear feet of bayfront. Related paid $29 million for the 4.6-acre Element site in April, more than double what an Equity Residential affiliated paid for it in February 2012.

Element Miami is Now Paraiso Bay

Paraiso Bay, the recently renamed twin 55-story tower project formerly known as Element, has been given the go ahead from a Miami review board. Developer Related Group is moving to begin sales and marketing.

The City of Miami Urban Design Review Board last week recommended that Planning and Zoning director Francisco Garcia approve the project. The board requested that Related work with city staff to develop residential liner units in order to give the project a residential feeling from the street. The Board also asked for the western facade to be articulated to mitigate the impact to the abutting neighborhood.

Sean McCaughan, Curbed Miami’s rabble-rousing editor, has criticized the project design as being ‘hideous‘ and a ‘zoning calamity‘.

While projects of this size generally do not require approval from the full City Commission, Related will need consent from the commission to close 31st street. Related Chairman Jorge Perez, who had commissioners eating out of his hand at a recent meeting, has apparently given the go ahead to begin sales and marketing for the project, anticipating an easy approval.

I lol'd at that render because of the way they photoshopped [Element] down to 34 floors to accentuate their own tower!

But yeah, the site plan shows a NE pad that would contain a third tower:



The orientation is different than in the render but it looks like the same location...

Yes, that looks like part of an old rendering with the original Element design and orientation.

These projects will fill in the space to the right of the skyline in the photo below this rendering. They will represent the northern boundary of the Miami skyline with buildings over 500 feet tall. The Miami skyline is going to have one helluva spread when it's all said and done.

Related Spends Millions To Assemble More Property Adjacent To Paraiso Bay

On October 1st, Related closed on the purchase of a single-family home at 501 NE 31 ST for $875,000. That property is just 5,250 square feet.

On the same day Related purchased a 10,500 square foot property at 461 NE 31 ST owned by The Village, a mental health institute for $1.325 million.

The acquisitions by Related also lessen the possibility of any serious opposition mounting to a Related plan to close Northeast 31st street, since most of the block has been bought out by the developer.

Edgewater is pretty far from the airport so as long as the towers come in under the height limits, this will be just a formality (the FAA in Miami must review all proposals of a certain height).


Of course, the FAA are still c*nts.

Edgewater is directly in line with MIA runways. They could go maybe 30 meters taller, but that's it.
