no, that's taking it to far, the design is shitty. 540m is just fine

Not very original.As someone said,these kind of buildings are begginig to look boring.
It doesn't look like it has more that half a kilometer in the renders.

서울시, 18일 상암DMC 랜드마크설명회


서울시가 상암 디지털미디어시티(DMC) 개발 촉진을 위해 랜드마크빌딩 용지 3만7289㎡(1만1299평)을 동시에 공급한다.




서울시는 상암DMC 랜드마크빌딩 용지에 대한 자세한 사업설명회를 오는 18일 오후 3시에 상암택지개발지구내에 있는 DMC홍보관에서 개최할 예정이라고 11일 밝혔다.




공급신청자는 사업신청서류 접수일 현재 '지방자치단체를 당사자로 하는 계약에 관한 법률'에 의해 입찰참가 자격이 제한된 자를 제외한 국내·외 개인, 법인 또는 설립예정법인이어야 한다. 단독 또는 컨소시엄 형태도 사업 신청이 가능하다.




사업신청자가 컨소시엄인 경우 컨소시엄에 건설회사를 포함하는 경우에는 건설교통부가 공시하는 종합시공능력평가순위 10위 이내 2개사까지 포함할 수 있다.




제출된 사업계획서는 심사·평가 후 우선협상대상자를 선정, 5월 말에 발표할 예정이다. 사업계획서 제출은 4월30일까지 제출하면 된다.




이번에 공급되는 랜드마크빌딩 용지는 최고 640m까지 건축 가능하다.




시는 상암 DMC를 세계 최고의 첨단정보단지로 조성하기 위해 초고속 통신망 구축, 교통체계 개선(인천공항철도 개통, 경의선 연결, 신교통수단 도입 등), DMS(Digital media street) 거리조성, R&D 센터 유치 등 인프라 구축 작업을 적극 추진하고 있다.




시 관계자는 "상암 DMC는 디지털기술과 미디어 산업, 연구소가 집적된 첨단산업 클러스터로 조성될 것"이라며 "자족기능을 가진 미래형 도시이자 차세대 미디어 산업의 메카로 만들어질 것이다"고 말했다.

A 640m-tall building, the Landmark Building, is going to be built within Digital Media City(DMC) in Sangamdong, Seoul. once the project is completed, the new structure is going to be the tallest building in Korea.

Seoul Metropolitan Government said Tuesday that the Capital Defense Command(CDC) has recently approved of the city government's plan to construct a 100m-tall spire on the top of the building(540m).

In fact, the Landmark Building to be built in Sangamdong is 20m taller than the one expected to be erected in Yongsan International Business District. The spire will pick up broadcast signals to air TV and radio programs.
After thorough consideration, the CDC has concluded that the spire wouldn't cause problems for it to use air routes and radar.

SMG selects priority bidders in the middle of this month. The project on the site of 30,443㎡ is scheduled to break ground in 2009 and be completed in 2013.





The spire size seems a bit too exaggerated

145개 건설업체 참가…활발한 합종연횡 예고


용산 이어 이번엔 상암DMC 랜드마크?


서울시가 지난 18일 개최한 마포구 상암동 상암 디지털미디어시티(DMC) 랜드마크 타워 사업설명회에 국내 초대형 건설업체를 비롯해 무려 145개 업체(관계자 350명)가 참가해 뜨거운 열기를 내뿜었다. 이날 설명회에는 국내 ‘빅10’건설업체 가운데 대우 삼성 현대 GS 대림 등 9개 업체가 참여했으며, 은행.보험.종합금융 등 재무적 투자가도 상당수에 달했다. 이에 따라 오는 4월 30일 우선협상자 선정을 위한 공모 마감일까지 컨소시엄 구성을 위한 업체 간 합종연횡이 치열하게 전개될 전망이다.


상암DMC 랜드마크 타워는 3만7289㎡의 부지에 용적률 1000%(인센티브 포함 최대 1200% 안팎)를 적용해 130층 내외(100m 첨탑 포함 640m)로 지어지며 호텔, 오피스, 상업시설, 주상복합이 들어선다.


서울시가 공모지침을 통해 시공능력 10위권 업체 중 2개사까지만 한 컨소시엄에 참여할 수 있도록 제한함에 따라 10위권 건설업체를 중심으로 3~5개의 컨소시엄이 구성될 것으로 전망된다. 현재 대우건설과 GS건설 등이 적극적인 참여의지를 보이고 있다. 이처럼 건설업체들이 상암 랜드마크 타워 수주에 관심을 갖는 것은 사업비가 2조~3조원에 달하는 데다 초고층 실적을 쌓을 수 있는 좋은 기회이기 때문이다.


하지만 사업성이 불투명해 실제 공모참여 컨소시엄 수는 이보다 적을 수도 있다. 사업설명회에 참여한 한 업체의 관계자는 “상암DMC 랜드마크 타워의 경우 3.3㎡당 분양가가 2000만원은 돼야 수익성을 맞출 수 있는데 상암DMC 내 기존 오피스 분양가가 1000만원 선이어서 여의치 않은 실정”이라고 설명했다.


앞서 서울시는 당초 800%였던 용적률을 1000%로 상향조정하고 20%는 주거용으로 지을 수 있도록 했다. 또 공모심사 시 땅값 비중을 10%(사업계획 90%)로 제한해 땅값 부담을 최소화했다. 랜드마크 타워 부지 예정가는 3049억원이다. 나머지 90%는 기업평가, 사업의 실현가능성, 개발계획, 완공 후 활성화 계획 등을 평가한다.


서울시는 오는 4월 30일 공모를 마감한 뒤 5월 30일 우선협상대상 사업자를 선정할 예정이다. 완공예정 시점은 2013년이다.
