so 640m is with the 100m spire or is it 640m+100m spire ?

another news :

it says that construction starts next year, and complete in 2014
floor : -9~133fl. / height : 640m / total floor area : 724,675m
and the core of mass will be empty for sun lighting through the building.
and on the sky observation lounge, north korea also will be seen..

detailed use :
-1 : aquarium, Digital Media & Ubiquitous network showcase,
1 ~ 8 : premium outlet, department store, shopping mall,
9 ~ 45 : office (including Oracle, Google, MS, IBM as well as Local IT/Media Firms)
46 ~ 84 : residential,
85 ~ 107 : Serviced Residence Hotel,.
108 ~130 : Hotel
131 ~ 133 : observation lounge + restaurant.

an interviewer says the height excluding antenna is the heighest one around the world.

서울시는 지난달 30일 마포구 상암동 디지털미디어시티 랜드마크빌딩의 용지 공급 우선협상 후보 사업자로 서울랜드마크 컨소시엄을 선정했다.

시가 30일 서울랜드마크를 우선협상 대상자로 최종 선정하면 내년에 착공한다. 완공은 2014년.

랜드마크빌딩의 주제는 새 천년을 향한 빛(Seoul Lite조감도). 지하 9층, 지상 133층, 높이 640m이며 연면적은 72만4675m이다.

용산 국제업무지구에 들어서는 랜드마크빌딩(620m)보다 20m 더 높은 국내 최고층이다. 아시아에서 가장 높다.




○ 개성까지 보이는 전망대

지상에는 백화점과 쇼핑몰, 컨벤션센터, 사무실, 아파트, 호텔, 레스토랑, 방송스튜디오, 전망대가 들어선다.

지하 1층에는 아쿠아리움, 디지털미디어 체험관, 유비쿼터스체험관을 짓는다. 전망대(132∼133층)는 아랍에미리트 두바이에 짓고 있는 버즈두바이의 전망대(124층)보다 높다.

호텔은 지상에서 가장 높은 최고급 호텔과 레지던스 호텔을 계획하고 있다. 현재 세계에서 가장 높은 호텔 객실은 중국 상하이 진마오타워의 하이엇 호텔로 54∼87층이다.

리츠칼턴과 메리엇 같은 세계적 호텔체인이 85∼108층에 입주한다. 109∼127층은 레지던스 호텔로 채운다.

지하 1층∼지상 8층에는 미국의 사이먼 첼시, 샌즈 등 프리미엄 아웃렛 매장과 백화점, 쇼핑몰을 유치한다.

일반 사무실에는 오라클과 구글, 마이크로소프트, IBM 등 정보기술(IT) 미디어기업이 입주한다. 128∼130층에는 공연 레스토랑, 131층에는 방송스튜디오가 들어선다.

○ 원통형 구조 모든 층에 자연 채광

주상복합아파트는 46∼84층이다. 78평짜리 단일 평형으로 296가구를 배치한다.

분양가 상한제를 적용하면 랜드마크 아파트의 3.3m당 분양가는 1000만∼1100만 원. 토지매입비용이 워낙 적어 더 높게 책정할 수 없다.

그러나 초고층 건물은 일반 건물보다 건축비가 1.5배 이상 들어간다. 서울랜드마크는 분양 시기를 2014년 완공 이후로 늦추기로 했다. 분양가 상한제가 없어지기를 기다리기 위해서다.

분양가 상한제를 적용받지 않으면 3.3m당 5000만 원 이상 책정할 수 있다. 지금까지 분양가가 가장 높은 주거시설은 3월에 분양한 성동구 뚝섬 상업용지 1구역 내 주상복합아파트로 3.3m당 4598만 원이었다.

건물을 가운데가 뚫린 원통형으로 지어 모든 층에서 자연 채광이 가능하게 만든다. 아래에서 위로 올라가는 바람을 이용해 풍력발전도 한다.

○ 금융기관 지분 30%

3조4000억 원짜리 빌딩 사업에 수많은 기업과 금융기관이 참여했다.

금융기관(30%)으로는 우리은행과 산업은행, 기업은행, 하나은행, 농협이 6%씩 출자했다.

건설투자자(28.5%) 가운데서는 대우건설이 가장 많이 출자한다. 대림건설 두산건설 쌍용건설 동부건설 한진중공업(건설부문) 태영건설 삼환기업 한일건설 경남기업이 1∼5%씩 맡는다.

시행사 등이 참여한 전략적 투자자(41.5%)로는 교원공제회가 약 20%를 출자한다.

또 한국토지신탁과 IT인트라넷, CJ, 밀레니엄빌더스, 코암인터내셔날, 지세야파트너스, 현대해상화재, 삼성SDS, 산은자산신탁이 1∼5%씩 담당한다.

100m짜리 방송 송수신탑을 빼고 전망탑만 비교하면 세계에서 가장 높아요. 서울 용산 잠실, 인천 송도에 짓는 초고층 빌딩과 비교해도 초고층 건물의 맏형으로 상징적인 의미가 있지요.

변창흠(사진) 세종대 행정학과 교수는 서울 디지털미디어시티(DMC)의 랜드마크 건물이 대한민국을 대표하는 건물로 새로운 경제 수요까지 만들어 낼 것으로 기대했다.

고급호텔은 공급이 수요를 창출하는 측면이 있어요. 더군다나 인천공항과 김포공항에서 지리적으로 가깝죠. 고급주택도 강남 지역에 한정됐으나 서북부 지역으로 분산시키는 효과가 있어요. 세계적인 추세를 보면 과거에는 뉴욕의 엠파이어스테이트빌딩처럼 사무실만 지었지만 요즘에는 버즈 두바이처럼 초고층 건물에 주거시설을 넣고 있습니다.

전문가의 시각에서 DMC 자체에 대해서는 합격점이라고 평가했다.

변 교수는 DMC가 도시의 부심으로는 규모가 작은 편이다. 그러나 첨단도시 모임의 전문가들이 봤을 때 성공작으로 인정하고 있다고 말했다.

well if the 100m antenna is included with the final height then u - 100m from 640m and you get the structural height of 540m. but i didnt know it was your guess

relating to antenna, the height calculation method seems to be quite complicated as i read somewhere.. it's not so simple thing..
so I understand that generally the total height including antenna is commonly used.. actually, any other supertalls including Burj Dubai are such titled with the total height at SSC also.. am i wrong? how can you say to rename the title just with rooftop height?
srry, I'm novice.. I wait any good advice from someone who knows about it well..

This debate still goes on... Look at petronas VS sears theory.



Sears tower has much higher roof than petronas plus looks taller but petronas' spire is part of the tower's structure and therefore its tip of the spire beats the roof of sears tower. But sears tower's spire don't count because its only stuck on the roof.

I think it would be much better if skyscrapers were ranked by their roof height.

yep,, thanks good tip..
but it's still some hard cuz,, there aren't enough informations about the antenna's structural aspect for the lastest being built supertalls, for me.. on internet... Who knows those? and how about at SSC forums?

* frankly, as for the body itself, Sears Tower looks the biggest of any other buildings, even rather than Taiper 101. on the diagram... hmmm..

I like this building a lot. The observation deck is going to be off the hook...something like Roppongi Hills observation tower or Park Hyatt Tokyo restaurant in the top floor where you can see the entire city of Tokyo. Now we can enjoy the entire city of Seoul through this supertall tower...so excited!! hopefully yongsan dream tower can start construction soon as well!!

It is a welcome news that the building may finally get started. However, here is my question. If they are gonna build one, why not a building that stands out from the rest. Something more interesting and beautiful to look at. A tall chimney isn't exactly exciting or unique, although it may be space efficient. I don't quite understand what their motive is behind this project.

as I already said at a former post, the design is not finalized yet.. It's just a genereal concept for now. Seoul mayor put the condition of design revision on the bidder, 'Seoul Consortium'. so they'll change the design a little bit, or even they'll hold a new international design contest again.. Of course, even after the change, I don't know whether the chimney style will change or not.

If the design retains it's 'chimney' shape, I hope the tower is at least fluorescent or something.

but is the height going to be the same with any new concept's ?
