The Related Companies is bringing a state-of-the-art cancer treatment center to its Upper East Side development site occupied by a beloved park, the Wall Street Journal.

The site, at 205 East 92nd Street between Second and Third Avenues, is currently home to Ruppert Playground, which Related built in 1983 as part of a 25-year deal with the city but neighbors are rallying to save. While Related is in the process of trying to find a suitable compromise with residents of the neighborhood, the firm has exceeded its legal obligation to the playground and can begin development without interference.

The plan calls for the real estate firm to team with a group of local hospitals, including Memorial Sloan-Kettering Cancer Center and NYU Langone Medical Center, to build a $240 million facility that uses a new proton treatment to fight cancer. The proton therapy has grown in popularity across the U.S. in recent years, and two centers are already planned for New Jersey. The group of hospitals had originally planned for a similar site on West 57th Street, but began looking for a new location months ago.

According to the Journal, a 35-story apartment building would rise over the site with 250 units.
The proposal, which could exceed 500 ft, is in the public hearing phase. Opponents to removing the playground are well-entrenched.

Related’s Willets Point, Ruppert Playground projects expected to sail through City Council

Two major Related Companies projects, the $3 billion Willets Point development and a 35-story luxury building on what is now Yorkville’s Ruppert Playground, are up for a crucial City Council vote today.

Despite the controversy surrounding the proposal, Related and Sterling Equities’ Willets Point undertaking is expected to get the green light. The massive 48-acre spread, currently part of Flushing Meadows-Corona Park, would represent the largest public parkland giveaway in recent history should the deal move forward.

Various legal issues surround the attempted disposition of this public land, and critics have decried the seizure of many small businesses around Citi Field and offers of rent subsidies to aid area tenants with relocation.

The Yorkville project would replace a park in one of the city’s most densely populated communities. Related currently has no legal right to build on the spot, and the law states that any proposed development on the site requires the consent of surrounding buildings in the original Ruppert Urban Renewal area, the blog A Walk in the Park said. Related is seeking approval for a zoning text change.

The change, backed by City Council member Dan Garodnick, is expected to be approved despite the community’s three-year battle to keep Related from building on the park.

Sad to see that playground go. But that cluster of apartments on site is... fugly. This development will be a good addition.

As per filing:

This will rise 388ft and will have 36 floors.

It's kind of sad how it seems that 90% of all articles regarding proposed towers have to contain the word "controversial", like you can't build anything in NYC without drawing protests.

It makes me facepalm a little, too, because if you don't like towers, why the hell do you live in Manhattan?

I have mixed feelings with this project. In this case I can understand the protesting here. There is not so many green spaces in the Upper East Side that are not named Central Park and Carl Schurz Park.

Imo, that complex is not warm and inviting place to live and that playground is the biggest plus in that complex, however that complex is filled the same massive brutalist towers and the new tower will hopefully make that area more pleasing along with the amenities it will be bringing.

This does look good between the uninteresting neighbours, although it had to be 500 feet to really stand out.

Construction commenced in early March. Later that month, workers uncovered remnants of the Ruppert Brewery, founded in 1867, at the site.

You Could Live At The Henley For $607 A Month

Fifty percent of them will grant preference to those already living within Community Board 8's boundaries, DNAinfo reported. Five percent will be for municipal employees, another five percent for those with mobility issues, and two percent for those with visual or hearing impairments.

I wonder how many donations to Charlie Rangel's reelection campaign you have to make to get in on this deal!
