Johor Bahru: Expected Completion: Phase 1; 2019



CONNECTIVITY. The state government’s strategy to unlock the wealth of Johor’s land bank through the development of the Iskandar region is intended to rapidly transform the society and the landscape of Johor in line with the vision for the rest of the country to achieve developed nation status.

The master plan for the Iskandar region covers a large area incorporating most new and existing townships and developments in the southern part of the state in an effort to revitalize local districts, stretching from Nusajaya administrative centre in the west, across to the city-centre waterfront and old Johor Bahru town centre, and continuing east.

While parts of the old town have been preserved as tourist enclaves, much of the waterfront beginning from the causeway and the new CIQ complex up to Danga Bay waterfront park has been designed as a grand ceremonial thoroughfare along Jalan Skudai that also acts as a coastal conduit to connect the city centre with the northern regions, acting as a gateway to the city centre and Singapore.

The downtown area has been slated for high-density development, with adequate infrastructural support and amenities. This is in line with sustainable strategies for urban planning, rejuvenating existing sites in order to reduce pressure on the opening up of new greenfield sites.


High density also creates critical mass necessary for the success of good urban planning, providing a live/work/play balance within compact neighborhoods that reduce reliance on the car while emphasizing walkability though the adequate provision of amenities within close proximity, with obvious health and ecological benefits.

This forms the basis for the design of the site master plan, which is the creation of high-density developments that are well-integrated and connected, with good services and infrastructural support.

Walkability is encouraged by ensuring adequate proximity between developments and amenities linked via overhead bridges and high quality outdoor spaces on green podium roof decks. These podium roofs are designed as intensive green roofs to replace land and greenery displaced by building and are vertically separated from vehicular traffic to create a cohesive, integrated community that is an attractive and sustainable destination for the city of Johor Bahru.
