STRATEGIC LOCATION: Iskandar Waterfront Holdings Sdn Bhd and Dijaya Corp are developing a purpose-built township in Bandar Baru Puteri
JOHOR BAHRU: ISKANDAR Waterfront Holdings Sdn Bhd (IWH) and Dijaya Corp will jointly develop a new purpose-built township to cater to the influx of businesses with the opening of the eastern corridor of Johor Baru into a new growth centre.

Called Oasis 1 @ Tropicana Danga Cove, the comprehensive development featuring stylish modern shop offices, is set to become the new heart of finance, business and retail in Plentong, here.

Strategically-located in Bandar Baru Puteri, it is easily accessible via the Pasir Gudang Highway and the Eastern Dispersal Link (EDL), with a host of public amenities and services within a 5km radius of the development.

These include shopping malls, hotels, a specialist hospital, hypermarket, schools, seafood restaurants and public transport.

Surrounded by major landed residential properties, Oasis 1 @ Tropicana Danga Cove is expected to become the business nerve centre for a captive residential population of over 300,000, which is still growing rapidly with the entry of new real estate players unveiling exciting new developments.

"With improved connectivity and accessibility, this is a project to watch due to its high investment value, quality, location and prestige," said Tan Teow Keat, who oversees the project for IWH.

The project developer, Tropicana Danga Cove Sdn Bhd, is a 50:50 joint-venture between IWH and Dijaya Corp - two major developers with extensive experience in landed residential, luxury condominium and commercial property developments.

IWH, which is the master developer of 1,619ha of prime waterfront land, including Danga Bay, is blazing new ground as the foremost waterfront property developer in the south with an impressive list of ongoing and upcoming projects.

Dijaya Corp is a pioneer in resort-style home concepts with a strong track record in residential and commercial developments.

"Together, both companies bring a wealth of unrivalled experience, expertise and management talent in the conceptualisation, planning, design, implementation, monitoring and delivery of Oasis 1 @ Tropicana Danga Cove," Tan said.

"This collaboration and pooling of resources and expertise is undoubtedly a boon for investors who can expect nothing less than a quality product with impeccable features and facilities," he added.

Oasis 1 @ Tropicana Danga Bay Cove is the first of the Tropicana Danga Cove developments covering over 81ha of freehold land in Bandar Baru Puteri.

Phase one, coming up on a 5ha site is a distinct parcel of the overall comprehensive mixed development, is to be completed over three years. It will comprise 112 units of three-storey shop offices.

The plot area of each unit will range from 156sq m to 221sq m, while the built-up size is between 468sq m and 663sq m. Selling prices range from RM1.08 million to RM1.75 million.

"The shop offices, which offer a clear and unobstructed frontage, are designed to put people in the heart of the development. The design concept offers a new frontier in commercial development with optimal balance of physical buildings and open spaces for work, play, living and future growth," said Tan.

"Space optimisation is a priority here. There is abundant and lush landscaping for a cooling experience to create an ideal venue for events, exhibitions or simply a place at which to unwind," Tan added.

Tropicana Corporation Bhd, formerly Dijaya Corporation Bhd, is all set for strong growth ahead as it enters 2014, judging from its past year’s performance, well-received new launches and transformation initiatives. The group is also on track to achieve its vision as a premier developer in the country, given its strong presence in the key growth areas in the central, southern and northern regions. A large part of the credit goes to its impressive sales performance for its ongoing key projects such as Tropicana Grande and Tropicana avenue in Greater Kuala Lumpur (KL) and Tropicana Danga Bay project in Iskandar Malaysia, Johor where its first phase of Tropez Residences, has been fully
sold and is expected to be completed by end of 2014.

Meanwhile, its second phase, Bora Residences, with sizes ranging from 694sq ft for a 1+1 bedroom to 3,443sq ft for a 4+1 bedroom penthouse with a private pool, has opened for sales. This phase will be infused with generous landscapes and water features. The group’s recent new launches – Bayberry Serviced residence at Tropicana Gardens,
Pandora Serviced residence at Tropicana Metropark in Subang and Tropicana Bay Residences in Penang Worldcity (PWC), Bayan Mutiara, Penang – which enjoyed strong take-up averaging over 80%, is testimony to the group’s brand appeal, design and development concepts.
Taking into consideration that the group’s DNA emphasises on location, accessibility, innovative designs, security, efficient use of space and developing sustainable townships, this augurs well for its developments that are on the drawing board for 2014.
