Yes! It is extremely exciting!


For public transport, not much unfortunately. Though there is a planned East-West BRT Connector Route that will create a bus-only lane with stops which will connect East and West Nashville via Downtown.

Southern Land Company announced today plans to significantly modify its mixed-use project proposed for Green Hills — including a residential tower that has been increased to 22 floors from 14 floors.
Construction on the project, orginally announced in late 2012 (read here) and for which Southern Land has yet to announce a name or a price tag, is slated to begin in January 2014.
Metro approved in January the first iteration of the project site plan, to sit on 2.67 acres located at the southeast corner of the T-intersection of Richard Jones Road and Hillsboro Road. Since that time, Franklin-based Southern Land has acquired additional land (read here), thus prompting, in part, the design change. (In the images below, the updated version is seen on top of the previous iteration.)
The company continues to work with various Metro entities to keep the project on track and within the city’s Green Hills urban design overlay, according to Tim Downey, Southern Land CEO.
“Green Hills is one of the region’s premier destinations for residential and retail alike,” Downey said in a release. “For that reason, and because we take a great deal of pride in our work, we have remained diligent and openly communicative about all aspects of our design and uses. Metro Nashville has been fantastic throughout this process, and we are grateful that they afforded us the time and the energy to help us deliver an attractive, viable project.”
Southern Land is billing the project as an “upscale residential, retail and office community.”
The residential tower will consist of about 300 studio, one- and two-bedroom units with condo-level finishes, and penthouse options on the upper floors. Unit sizes will range from 500 square feet to 2,500 square feet, and each unit will feature either a balcony or floor-to-ceiling glass. The previous iteration showed a building with 265 units.
Residential amenities will include concierge service, fitness and motion rooms, a private clubroom, a rooftop pool, a private dog park, a sky lounge and a nutrition center lounge.
In addition, the project will include approximately 15,000 square feet of ground-floor restaurant and retail space, and 50,000 square feet of Class A commercial office space. Southern Land anticipates moving its corporate headquarters to the building.
“One aspect of the project that is very exciting is the restaurant component we will be incorporating,” Downey said. “We have identified some concepts that are not currently operating in the market, and we look forward to introducing some new dining options in an environment that will be energized and distinct.”
Perhaps best known locally for its Westhaven development in Franklin, Southern Land is currently at work on two other area mixed-use projects. In Cool Springs, the second phase of Dwell at McEwen apartments is nearing completion, with 112 units set for delivery at the end of August. Dwell will total 370 units. It is located adjacent to Southern Land’s Southside at McEwen project which is anchored by Whole Foods and Bricktops.
In Midtown, the mixed-use Elliston 23 is nearing completion, with the first phase of its total 331 units delivered in May. The final phase of unit delivery is slated for December. The building’s retail spaces will include Massage Envy, Dunkin Donuts, Juel and Fresh to Order, all set to open this fall.

Ed Fritsch, president and CEO of Highwoods, said Ovation will meet his firm's goal of combining "a sophisticated blend of conservation and being able to grow the economy." He pointed out that plans call for a strong sense of connectivity between the site's live, work and play elements, letting shoppers, workers and residents transition easily from one sector to the other. The Ovation site — which has often been referred to as the Pickering property — sits across Carothers Parkway from the land where Vanderbilt University Medical Center is building a campus to house many of its Williamson County outpatient services. It is southeast of the prominent parcel on which Spectrum|Emery Properties has begun to develop its Franklin Park project, which will over time also bring to market more than 1 million square feet of office space.
The development consortium is working with Franklin officials to obtain the necessary approvals — some, including a height variance, already are in the bag — so that it can begin infrastructure work in a year. If things progress according to plan, Fritsch said Highwoods could break ground on the first office building in late 2014 with an eye to delivering the space in mid-2016.
Fritsch added that, depending on the health of the office market, the buildings could range from 125,000 to 300,000 square feet and that Highwoods could be flexible in terms of pre-leasing requirements. When fully built out, Ovation's offices will house between 5,500 and 6,000 workers.
"We're not a group of shrinking violets," Fritsch said of his firm, which has invested $338 million in more than 20 Middle Tennessee properties since 1996. "We have an experienced team."
Ovation's retail space will be built out all at once but the scope of its residential component is still being worked out.
