I doubt they are trying to resurrect that scheme. The press release refers to town houses and larger flats, and that scheme isn't either of those. Also, that scheme only relates to the Ice Factory site, not Heaney's.

Was out and about yesterday 17/01/12 on a cold frosty day turning milder by the minute, to both north and south sides of the River Tyne (generally east of the Millennium Bridge) and took the following photographs ( hosted on Photobucket) of the site to east of the Ouseburn just up from the public house (opposite side to recently completed The Toffee Factory redevelopment covered elsewhere on this forum)
interesting scheme for that empty plot of land on the east bank - remember when this project got govt funding a couple of years ago, now it seems things have progressed a bit. is it still on the cards?
Those 2 green-clad "tower houses" seem amusing.
4 stories high with one room on each level and just a spiral staircase between them!
Excellent setting for a comedy, but not very practical (neither for nocturnal visits to the kitchen or bathroom, nor for furniture removals. How do you get a bed up a spiral staircase?).

70 homes planned for opposite Newcastle Toffee Factory

THE latest transformation of the Ouseburn area is set to take place, as £14m of housing cash pours in. More than 70 “townhouses” are to be built on wasteland opposite Newcastle’s Toffee Factory as part of kickstarted plans to regenerate the area. The Homes and Communities Agency is handing over land to developer group Carillion-igloo to build the new homes.
Developers say the houses are designed to be different to the now prolific Quayside flats dominating river banks across the country. Instead the homes will seek to create a modern version of the traditional Tyneside flat, with gardens and rooftop spaces for others. Homes and Communities chief executive Pat Ritchie said the move would continue the gradual changes which have transformed the Ouseburn.
She said: “What’s really interesting here is that the changes so far have come about without a large plan setting out what has to happen, it has instead built on what has gone before, gone through various changes which often reflect the changing needs of the community. We have £14m of investment coming in now, and we know that money tends to stay in the local economy and provides a boost, we know it is important to keep these projects going, and here the cost is met by the private sector.”

I'd be over the moon if Igloo and Carillion use Ash Sakula to design this (despite the practice making use of a LOT of unpaid interns), however I can't imagine them going with such a design-led London practice. Having said that I've just looked at Igloo's site and it does appear that they do do some slightly more interesting work than the norm...
Either way I'm just hoping for a great quality contemporary scheme. If the council allow something cheap and pastiche, the whole valley will be filled with the sort of dross that they tried to design at the northern end of Foundry Lane, underneath Byker Bridge.
There will be display presentations of the proposed developments by Igloo (arch: Ash Sakula)on the east side of the lower Ouseburn between 10th and 30th Sept at Seven Stories cafe and in the Cycle Hub (former Regeneration Centre). There will also be staff available at special exhibitions and discussions - in the Toffee Factory on 13th Sept 5-8pm and in Ernest cafe on 14th Sept 10:30am - 2pm.
Oh and while I'm on, the barrage was opened this morning to allow the 2 swans back into the Ouseburn! They seemed very content up near the Cluny slipway.
I had a wander down to the ouseburn today and went to see the information up in Seven Stories regarding the new housing development opposite the Toffee Factory. The are calling it The Malings and confirm that it will be based on the Ash Sakula designs which I'm pleased with. It also stated that they will be built using locally sourced bricks with timber windows, which I feel is appropriate considering the industrial heritage of the area. Quite excited about this development, especially the view of it from the metro bridge, seeing the green roofs should be impressive. A few of the graphics show what looks like new footbridges across the river, supported on little boats, interesting idea. I've got images of the literature scanned in but I don't know how to upload?

Interesting idea to have what appear to be two foot bridges but raises the question as where do they lead to and what is going to be there. Looking at the illustrations they both appear to lead to what is the northern end of the Lower Steenberg yard which is now just a 'gap site' (where the last remnants of the Cattle Sanatorium were demolished in recent years).

Well the lower bridge isn t going to look like that [unless they want to trap a lot of boats upriver [or perhaps the intention is to close the upper OB to boats].
It just remains to be seen whether they get a decent budget and are kept on for and after the planning stage. I'll be interesting to see what brick they go for. Great to hear they'll have timber windows too.
Igloo-Carillion have aspirations for the future to develop on the site on the west bank of the Ouseburn and upstream of the Toffee Factory. These would most likely be in the form of managed workspace, perhaps similar in style of operation to that at the Toffee Factory.
I wouldn't read too much into the locations of these bridges, it's really just a preliminary sketch idea. I reckon an extra footbridge somewhere along that stretch would be a good idea though.
Saying that, I wonder where things currently stand with the sites north of this one, between this and the Cluny..?
