Handel's 340 Fremont Moves Forward in Rincon Hill

Construction cranes dominate Rincon Hill's skyline as developers eagerly push forward with numerous proposals for glassy towers filled with expensive condos. The neighborhood is already packed full of construction crews building the 333 Fremont, 45 Lansing, One Rincon North and 201 Folsom residential projects. If all goes as planned, It seems that the next tower to go from rendering to reality will be the Handel-designed 340 Fremont. The 41 story building will clock in at 440 feet, making it a solid new addition to the growing Rincon Hill cluster. Construction will be managed by Suffolk and is expected to commence before the end of the year.

Rincon Hill is on a roll! I really like this tower, I'm glad Handel Architects improved the old Heller Manus design.

This will be the 4th 400'+ tower on Rincon Hill (8th if you count 201 Folsom and Infinity as being on Rincon Hill as some seem to) along with several midrises. There is at least one more--399 Fremont--that may join them in this cycle. The neighborhood is reaching critical mass, I think, in order to lure the sort of retail and commercial uses along Folsom St. that the planners envisioned and that are needed to make it a "real neighborhood".

It's certainly about to take a prominent place on the skyline. Readers unfamiliar with San Francisco should note that Rincon Hill itself adds about 100' to the apparent height of the towers near its summit.

Work begins on Rincon Hill's next skyscraper

It took 366 trucks carrying 3,294 cubic yards of concrete, but the foundation for Rincon Hill’s next residential tower is now in place.

With the first residents moving into into the 754-unit NEMA apartment tower at 14 10th St., Crescent Heights is going full speed ahead on its next San Francisco highrise: a 400-foot tower at 45 Lansing that will add 320 units to the growing Rincon Hill neighborhood.

On Saturday night San Francisco-based contractor Build Group completed an 21-hour mat pour for the tower, which is being designed by HKS. The pour started at 6 p.m. on Saturday night and didn’t wrap up until 2:30 p.m. the next day. Mat sections ranged from five to seven feet thick to 14-feet thick in the shear walls around the core of the building. Over 120 people were on-site throughout the pour including field staff, off-site support, and truck drivers. Concrete batches came from two plants, one in South San Francisco and one in Oakland. Build Group provided coffee, bagels, and workers provided free “concrete lessons” to curious neighbors to keep them informed of what was happening.

The tower is one of three residential buildings under development on Rincon Hill at the moment, and two others are expected to start soon. At One Rincon Hill, Principal Real Estate Investors have topped off a 52-story, 299 unit second phase of that project. Equity Residential is getting ready to start work on 340-350 Fremont St., a 348-unit, $110 million skyscraper. And UDR is gearing up to start 399 Fremont. a 452-unit, $115 million luxury rental tower.

340 Fremont Demo Underway, Residential 'Scraper to Follow

In its place will rise a 440-foot residential tower and podium designed by Handel Architects. The building will house 348 units, most in the 40-story main tower, along with a three-floor underground parking garage. Another luxury highrise residential tower begins its rise in San Francisco. Equity Residential, a very busy developer of late, recently started construction on a 40-story, 348-unit apartment tower at 340 Fremont St.

(It features) onsite amenities including a club house, outdoor courtyards and kitchens, and a fitness center featuring high-end equipment, as well as a lounge and demonstration kitchen, a dog spa, and bike facilities with a repair room.

Handel Architects LLP designed 340 Fremont to provide views of the bay, Twin Peaks and the rest of the city. Suffolk Construction is the lead contractor and Cliff Lowe Associates is working on the landscaping.

“The tower is essentially designed in three distinct components, resulting in a slender profile,” said Glenn Rescalvo, partner with Handel. “The west façade features curving glass with vertical fins; creating a distinctive moiré pattern on the building. The center massing of the project is more robust, utilizing a precast concrete system with a weave pattern. The north facing façade has floor to ceiling glass that’s reflective of the water and sky, allowing for dramatic panoramic views of the bay.”

Equity Residential expects to finish 340 Fremont before the end of 2015 just as developers plan to complete thousands of other apartment units in San Francisco. Equity Residential is pushing on a 1,600-unit pipeline, including a 453-unit project that recently started construction in Potrero Hill ( Read more here).

Tishman Speyer plans to start selling condos in Lumina this fall, adding a significant chunk of new inventory to the tight condo market. Tall buildings also fill in gaps in the city’s skyline in neighborhoods like SoMa, Rincon Hill and the area surrounding the future Transbay Tower, where Related California is developing a 550-foot tower designed by stararchitect Rem Koolhaas . . . .

Typically, highrises target wealthy buyers and renters. The concrete construction of towers is far more expensive than wood framing used on lower structures . . . .
