An emerald-hued, 45-story residential tower designed by bKL Architecture may soon rise on Chicago's Michigan Avenue.

Adjacent to the Daniel Burnham–designed Carbide and Carbon building, an emerald art deco landmark, bKL Architecture’s 45-story tower includes approximately 500,000 square feet of apartments and retail steps from the Magnificent Mile.


The John Buck Company is developing the project, which still must win approval. Alderman Brendan Reilly’s office has set the first community meeting to consider the matter for September 12.

Plan Commission Approves 200 N. Michigan

Michigan Ave. Buck Senior Vice President Rich DeLeo said at the meeting that Seattle-based Starbucks Corp., a tenant in the smaller structure currently at 200 N. Michigan Ave., will remain one in the new building, opening a 2,000-square-foot store. He also said Teavana, a Starbucks unit that sells a wide range of teas, will open a 1,800-square-foot store in the proposed rental tower.

By the looks of it, they changed the facade design slightly. I think this is better than the old one.

Countdown to Teardown: 200 North Michigan About to Go Bye Bye

A century ago, someone was very proud when they put up the five-story building commercial at 200 North Michigan Avenue. Soon, someone else will be proudly watching as it comes down.

This past Thursday, the Chicago Plan Commission gave the green light to a plan to replace the five-story concrete office building with a shiny new glass residential skyscraper. Designed by friends-of-the-blog, bKL Architecture, the new tower will rise 42 stories over North Michigan Avenue, with 402 residences above two stories of retail space and a parking garage. That’s three stories shorter than what the developers originally asked the city for back in July.

The city has not yet issued demolition permits for the building currently at this location, but expect them soon. Loop Spy Ryan tipped us off to a farewell sign posted in the window by employees of the Starbucks in the building. It’s one of the few businesses that haven’t moved out yet. The sign indicates that the Starbucks will close on December 29th, so demolition and site prep should begin shortly after since the owners want to start construction on the tower in the Spring.

The proposal still has to be approved by the full Chicago city council, but that is essentially a rubber-stamp process at this point.
