MUMBAI: Actor and former Miss World Aishwariya Rai Bachchan is set to purchase a 4 BHK luxury apartment worth over Rs 5 crore at The Park — a premium project launched by leading developer Lodha Group at Worli on Monday.

For Lodha Group, the deal will be a double whammy as Rai is also the brand ambassador for the project launched in the erstwhile 17.5 acre Mumbai Textile Mill plot which was formally launched today.

The project was earlier called "Blue Moon". In the master plan that was unveiled on Monday, Lodha has planned developments around a massive landscape garden spread over 7 acres for residents of the complex.

The project which has a total development potential of 40 lakh sq ft, of luxury residential including skyvillas twill be developed over the next 5-7 years. Lodha had bought the land parcel from DLF in 2012 for around Rs 2,725 crores.

At the press conference, Lodha said that they have already sold apartments worth Rs 3,500 crore during our pre-launch offer for first two towers. "Around 30% of these buyers were non-resident Indians. We expect around 20% of buyers in this entire project to be from this segment," said Abhisheck Lodha, MD, Lodha Group.

The flats were sold at around Rs 28,000 per sq ft through bookings in January. The company is planning to invest around $1 billion for the entire development of the project that has total revenue potential of over Rs 18,000 crore.

only counting U/C buildings and not prep nor on hold buildings mumbai has more than 60 buildings over 200m. won't take long to become world's top city in terms of 200m buildings completed then, with this speed New York may get the title soon, but then give it away to Mumbai just in a matter of a few years.

Well i think its 45-50 buildings currently u/c above 200 meters, definitely not 60. If you count prep and app then it is over 60. [ ]

And don't forget the fact that Mumbai didn't have a skyscraper (200m+) before 2010.

The total project area is 17.5 acres out of which 7 acres will be landscaped gardens. They most probably build the towers in phases with phase I consisting of three towers.

There will be a TRUMP TOWER as well in this project.

Can a golden skyscraper help Donald Trump finally make a profit in India?

Property developer Donald Trump and his son Donald Jr. have been extolling the virtues of the Indian real estate market for years, and have been linked to a several projects that were announced with fanfare and then either failed to get off the ground or have yet to be started.

Now that property values are falling, the rupees is scraping lows and the long-term economic outlook for the country is in doubt, the Trumps appear to be jumping into India in earnest, announcing a new Mumbai project on Twitter:

The 800-foot high “gleaming golden edifice” will feature three, four and five-bedroom apartments at 8 to 10 crore rupees ($1.3 to $1.6 million) with jacuzzis and “seven-level security,” set inside a seven-acre park in the heart of Mumbai. It also won’t cost Trump a thing—the entire project “not owned, developed or sold by Donald J. Trump, The Trump Organization or any of their principals or affiliates,” a press release explains. Instead, a subsidiary of India’s Lodha Group “is the owner and developer, and promoter of the property.”

The Lodha project isn’t Trump’s only recent foray in India—earlier this month, Trump Sr. announced, again on Twitter, a partnership in the southern city of Pune to build a two tower development with five-bedroom apartments, each with its own home cinema. Super-fit Bollywood mega-star John Abraham is designing the gym. The project has been in the works for some time. Partner Panschil Realty explained how it would work to the Wall Street Journal last year, and it sounds, again, like a low-risk proposition for Trump: “We will be using the Trump brand name but the entire investment will be ours, and we will share a certain percentage of revenue with Donald Trump.”

In early August, Trump pulled out of another Mumbai residential project with Rohan Lifescapes three years after work on it began, because the project had lost “its luxury tag,” an unnamed source told The Mumbai Mirror. Permits granted to the project in October 2010 were subsequently withdrawn, the Mirror reported, because of “irregularities” in the permitting process, and even a 2012 visit to India by Donald Jr. couldn’t save it.

If the Mumbai project does eventually get built, it may not immediately provide much of a boost to Trump’s bottom line. A recent report by luxury property company Savills ranked Mumbai dead last among ten major cities for residential real estate returns.

Thanks for sharing details of the Trump Tower, Pals_RGB.
However, the Trump Tower should really have it's own thread as it's construction commences.
Please let us know what you think.

As the forumers in the Mumbai section have already pointed out that TRUMP TOWER will be different than the other towers in this project so yeah, why not.
