The main roof is 911' and the upper roof (narrow part) is 997' so it technically is a supertall passing 300 meters.

And yes Comcast is terrible, no disagreement there

I walked around the construction site a few days ago. The weather was beautiful, sunny and warm. I chatted with one of the construction workers who couldn't give me any information I didn't already know.

The central gray concrete core has risen to (my guess) the seventh or eighth floor. I was trying to judge by comparing the floor count with the surrounding buildings. The excavation is quite deep and I imagine there are 4 or 5 levels underground.

Does anybody know where the top occupied floor of this building will be located? I would like to make a diagram for Philly but I first need to know whether this building is taller than Comcast Center or shorter. From the looks of it it looks like this building is 283 meters tall, however if there is an occupied floor in the section between the top section (of which I am certain that it is a spire) and the main section, then the height could go to 313 meters. I tried CTBUH but they don't have the top occupied floor figure over there. Any help would be greatly appreciated

The main roof is 911' or 278 meters.

The upper roof is 997' or 303 meters and the tip 342 meters.

If I had to guess I'd say the top floor was somewhere around 880' (268 meters) but I don't have the exact stats

Indeed. They all ready filled both towers, and the second isn't even a building yet. This shows you how much pent up demand there is for floor space in philly, i guess?

Does anyone have a link on vacancy rates for office space in Philly?

There seems to be demand for more hotels, because they'll be breaking ground for the new 50 story Element / W hotel near city hall, the stately old
columned Family Court building is being converted to a luxury hotel, and Drexel University has started construction on an 11 story hotel at 33rd Street and Chestnut.

The old Family Court Building will be another Kimpton hotel. The hotel at 33rd and Chestnut will be a Study Hotel - the only other one being in Cambridge, Mass. There will be even more hotels than that; including the Four Seasons which will relocate to the top of this building and replaced by a JW Marriott at it's current location. A 47 floor SLS hotel and condo building is starting construction at Broad and Spruce, a 13 floor Hudson Hotel will go along 17th Street replacing the Little Petes parking garage, a 12 floor AC Marriott hotel will go at 13th and Florist in the Loft District, and there is a 13 floor hotel being planned at 401 Race.

As for the office space, the trophy towers are filled

However, keep in mind that a bulk of BNY Mellon will be available when FMC vacates for it's new 730 foot trophy tower at 30th and Walnut.

Due to a combination of lack of construction and conversions to residential, Center City vacancy is roughly 13%-14%, which is pretty good compared to many other urban cores.

Center City is actually at 9.9% vacancy currently. It's extremely tight. The entire city of Philadelphia is at 13.9%
