There are three buildings in this development.

Bay Adelaide West, which is complete (50 stories).
Bay Adelaide East (44 stories), which is currently under construction.
Bay Adelaide North (currently nothing going on with this proposal).

In the rendering photo, the tower to the right is Bay Adelaide West and is complete. The tower to the left is Bay Adelaide East and is what is UC.

When building Bay Adelaide West, Brookfield knew they would launch Bay Adelaide East in the future, so they built the entire underground when excavating for Bay Adelaide West. What you see in the first picture is the parking garages that were initially built.

TORONTO | Bay Adelaide Centre - East Tower | 196m | 643ft | 44 fl | Prep

Bay Adelaide Centre is a two tower development. One will be 218m/715 ft and 51 floors while the Bay Adelaide Centre - East Tower will have 44 floors at 196m/643 ft. The East Tower is currently being constructed.

333 Bay St, Toronto

Developer: Brookfield Office Properties

Bay Adelaide Centre - East Tower - Toronto, Canada

The Bay Adelaide Centre (BAC) East Office Building and Podium consists of a multi-use building that includes retail, commercial office and parking garage occupancies. There are four levels below grade (Ground level) and 44 tower floors above grade.

The substructure areas are used primarily for parking as well as access to the existing pedestrian PATH system in the downtown Toronto underground. The Ground floor level includes the building lobby, access to the elevator core and service areas. The tower generally consists of the office floors with the roof top mechanical /electrical plant penthouse. There is also a mechanical and electrical plant area on the second floor.

The most challenging aspect of this project is maintaining an active PATH system, retail and operational 4 story parking garage during full demolition of the existing Podium structure and demolition on Tower footprint above grade and partial demolition of the existing structure below grade to facilitate new construction.

Bay, Adelaide Office Tower Brings Work Space to Condo-Heavy Downtown

...The $464 million (U.S.) Bay Adelaide Centre East project is expected to break ground in the fall and be completed in 2015 or early 2016, Brookfield Office Properties Inc. said Tuesday. “Any new office building in the downtown core is welcome. We need more employment space,” said Iain Dobson, researcher and former commercial brokerage executive. “We have built so much residential space, and we haven’t built up a comparable amount of office space.” Professional services firm Deloitte Canada has signed on as the anchor tenant of the new building, which is the second tower in the Bay Adelaide complex. The new space will bring together employees from five different downtown offices on 17 floors.

The tower comes as a growing number of companies are renewing their commitment, or making a new one, to keep operations in the city’s downtown core. In 2009, Telus consolidated 1,600 people from 15 offices across the GTA into a new 30-storey glass tower near Union Station. Coca-Cola, Corus Entertainment, SNC-Lavalin and Salesforce.com are among other companies that have also moved downtown. “It’s another example of how the downtown core and Toronto in general seem to be completely resilient to what’s going on around the world in Europe and China,” said John Arnoldi, managing director, Toronto region, for Colliers International, a commercial realtor...

...Bay Adelaide Centre East, located on Adelaide Street West between Bay and Yonge Streets, will be a 44-storey, 980,000-square-foot office tower with direct access to subways and the PATH underground concourse...

...The first building on the site, 51-storey, 1.2-million-square-foot Bay Adelaide Centre West opened in 2009 and is 95 per cent leased. At the time it was developed, it was the first new office tower in Toronto’s financial core in 17 years. In addition to the first two Bay Adelaide Centre towers, the third and final phase of the development, Bay Adelaide Centre North, can accommodate additional new development of approximately 500,000 square feet.
