New renders for a modified concept plan were unveiled this week in the Australian Financial Review for Sydney's Barangaroo.

The residential towers are located between Crown Towers (tallest building on left) and International Towers Sydney (starting with IT1, red building on the right)

These indicative envelopes followed a photograph that surfaced on instagram the week before, showing the new layout for Barangaroo South.

Lodgement of a new concept plan is imminent with detailed designs lodged thereafter. Lend Lease sold all 159 apartments in the first residential stage (lowrise in front of International Towers Sydney) in 3 hours a few weekends ago. Prices began in the low $1 million and the penthouse went for $10.5 million. Media suggested the residential apartments in the towers will be up for sale within 12 to 18 months.

New heights for residential towers are 110m, 215m and 240m.

Renzo Piano has been announced as the architect of this project, now known as One Sydney Harbour.

One Sydney Harbour will include 750 residential apartments in towers ranging from RL107m to RL250m.

Renzo Piano will design One Sydney Harbour - three residential towers of approximately 250m, 220m and 107m - as the last stage of residential apartments in Barangaroo South. Some designs (we don't know if these are concept or detailed designs, we have to wait for the DA to be officially lodged) are shown below (and the architectural feature for the tallest building in One Sydney Harbour looks to be higher than 250m).

CULWULLA has confirmed that the tallest buildings at One Sydney Harbour will in fact be 265m and 217m to the top of the architectural feature, making it the second tallest building in Sydney (assuming it and Crown Sydney are constructed as planned). The 250m and 210m figures in the article below refer to the roof height above sea level.

A request for DGRs has been made to the NSW Government meaning it has entered the planning approvals process.

Media speculation suggests 'more than one apartment' could sell for over $A50 million ($US38.2 million).

LEND Lease is set to slap a $50 million-plus price tag on penthouses in the Renzo Piano-*designed One Sydney Harbour complex at Barangaroo South, making them the most expensive apartments to be marketed in Australia.

The group is yet to finalise its internal designs for the three apartment towers, but sources said the company would probably market “more than one” apartment in the complex for more than $50m.

This would top the $40m asked by the estate of the late Cyril Maloney for his apartment in Bennelong at Sydney’s Circular Quay. The family of Maloney has yet to sell the apartment and it is currently on the market at a revised price of less than $30m.

Lend Lease Barangaroo South managing director Andrew Wilson would not confirm the prices but said he expected them to reflect “the most desirable apartments in Australia”.

“With uninterrupted views of Australian icons, the Sydney Opera House and Sydney Harbour Bridge, and one of the world’s finest architects on board, the apartments at One Sydney Harbour will compete on the global stage. We expect prices to reflect this,” Mr Wilson said.

Mr Piano, a Pritzker Prize-winning architect, was last week announced the winner of a design competition for the landmark buildings, with the opulent units to sit across from a planned $2 billion hotel and casino tower that will be owned and operated by James Packer’s Crown Resorts.

The towers will be 250m, 210m and 107m high and are expected to contain about 750 units.

Mr Wilson last week said he hoped Lend Lease would have approvals finalised by Christmas, enabling the group to start selling the apartments. “The Renzo name is already starting to attract offshore interest. So there is a lot of demand there. We just need to be able to follow the right process to get enough certainty,” he said.

One Sydney Harbour (R4a, R4b, R5) will be completed in two stages:
2 x 200m+ towers - due for completion in late 2020.
1 x 104m tower - due for completion in early 2021.

These are the final buildings scheduled for completion at Barangaroo South. Bob Carr first confirmed Barangaroo would be redeveloped in 2003, so that equates to a vision to full completion life span of 18 years.

Its a bit dissapointing to see that the buildings wont exceed 300+ metres, its a prime location and opportunity for Sydney to build high but I guess it wont be seen on this development
