In April 2006, Steve Jobs announced to the city council of Cupertino that Apple had acquired nine contiguous properties to build a second campus, the Apple Campus 2. It will be located one mile east of the existing facility. Originally expected to break ground in 2013 and open in 2015, the project has experienced delays and is now expected to start in 2014 and open in mid-2016. The proposed second campus is also next to a Superfund site with a groundwater plume.

Apple has had a presence in Cupertino since 1977, which is why the company decided to build in the area rather than move to a cheaper, distant location. Purchases of the needed properties were made through the company Hines Interests, which hid the name of Apple as a buyer to keep costs from skyrocketing.[citation needed] Among the sellers of the properties were Summerhill Homes (a plot of 8 acres (32,000 m2)) and Hewlett-Packard (three abandoned buildings of their campus in Cupertino, among others).

The land cost was estimated at USD $160 million. The new campus design will take 3 to 4 years, and the project cost is estimated at USD $500 million. However in 2013 the total cost was estimated to be nearer to $5 billion. Until April 2008, Apple had not sought the necessary permits to begin construction, so it was estimated that the project would not be ready in 2010 as originally proposed; however, the buildings on the site are being currently held by Apple for its operations. In November 2010 it was revealed by MercuryNews that Apple had bought an additional 98 acres (400,000 m2) no longer used by HP, just north across Pruneridge Ave. This space used to be the HP campus in Cupertino before it was relocated to Palo Alto. The estimated amount paid for the land is USD $300 million. Additionally, El Economista revealed that worldwide acclaimed architect Lord Norman Foster is in charge of the design of the new campus.

On June 7, 2011, Apple's then-CEO Steve Jobs presented to Cupertino City Council details of the architectural design of the new buildings and their environs. The new campus, on a site now totalling 175 acres (0.71 km2), is planned to house up to 13,000 employees in one central four-storied circular building of approximately 2,800,000 square feet (260,000 m2), which will include a café for 3,000 sitting people, be surrounded by extensive landscaping, and offer parking both underground and in a parking structure. Media reports widely described the new structure as "spaceship". Other facilities include a 1,000 seat auditorium, 300,000 square feet (28,000 m2) of R&D facilities, a fitness center, an orchard, and a dedicated generating plant as primary source of electricity (powered by natural gas and other more environmentally sound means). Jobs: "It's got a gorgeous courtyard in the middle, and a lot more. It's a circle, so it's curved all the way round. This is not the cheapest way to build something." Every pane of glass in the main building will be curved.

The existing ratio of built-up area to landscaping on the site is 80:20. After Apple's redevelopment, this ratio will be reversed so that 80% of the redeveloped site will be greenery.

That's not to say things aren't even more insane, of course. Here's a look at the latest roster of details:

16. The roof will hold 700,000 square feet of solar panels: "enough to generate 8 megawatts of power. (That's enough to power roughly 4,000 homes.)"

15. The campus will have 6,000 trees divided among 309 different species, plus 15 acres of "native Californian grassland."

14. Lots will happen underground, from the roads and garages to an auditorium for—what else?!—product demos.

13. The project, once estimated to cost $3B, will now cost nearly $5B. That's more than $1,500 a square foot.


12. The plan will accommodate 12,000 to 13,000 employees.

11. The structure will "generate all of his own electricity, relying on the grid only as a backup."

10. "Jobs insisted that the tiny gaps where walls and other surfaces come together be no more than 1/32 of an inch across, vs. the typical ⅛ inch in most U.S. construction."

9. "All of the interior wood was to be harvested from a specific species of maple, and only the finer-quality 'heartwood'" at the center of the trees would be used, says one person briefed on the plan last year."

8. Jobs "wanted the whole place to look less like an office park and more like a nature refuge."

7. Apricot, olive, and apple orchards will fill the building's courtyard, along with an herb garden.

6. Windows will "automatically open or close to let in just the right amount of light, wind, and fresh air to maintain a comfortable temperature." In other worlds: Apple employees will never get into fights about the office being too hot or too cold.

5. "Jobs wanted no seam, gap, or paintbrush stroke showing; every wall, floor, and even ceiling is to be polished to a supernatural smoothness."

4. The glass exterior walls will be curved on-site in a factory in Germany, and shipped in. In total, there are six square kilometers of glass. "There's not a straight piece of glass in this building," Jobs once said.

3. Another prefab component will be "26-foot-long modules in various configurations—bathrooms, utility closets, and banks of offices complete with carpets and window treatments."

2. Floors will be made of terrazzo (a composite stone material) and "buffed to a sheen normally reserved for museums and high-end residences."

The ceilings will be made from polished concrete, which will be cast in molds on the floor and elevated into place so the "unsightly ruts where the scaffolding puts extra pressure on the surfaces" won't be visible—"a far more expensive approach that left one person involved in the project speechless."

Cupertino Council Approves Apple Spaceship Campus

The round spaceship-like campus could house as many as 14,200 employees.
