850’ imo is a good height for a tower directly fronting the park. Perhaps, ultimately we may see this tower breach somewhere in the 900’s just like what had happened with 220 CPS.

I do find it curious as to who’s spearheading this opposition party. The article alludes the possibility that the source could originate from competing developers. I would not bet against Solow. He’s a litigious son of a gun and has been known to protect his assets values & probably would go through the land marking channels to thwart Whitkoffs plans. Another suspect is possibly from Vornado for their 31w57 development. Limiting the height of the Park Lane by way of Landmark with its current height of a measly 450’ means Vornado obviously doesn’t have to construct their tower at a very high height to offer Condo’s with panoramic unobstructed views of Central Park above the 7 star hotel planned. Who else could it be?

I just don’t see the Park Lane ultimately being saved and it would be interesting to see who will be affected by the planned height of 850’ of the Park Lane. Hopefully it means a way taller tower from whomever.

No height limits on the Hadassah site. If they can assemble enough air rights, they can easily built another 57th Street supertall.

And assuming the Park Lane site is built to 850 ft, as planned, I assume the Hadassah site will go much taller, obviously because the park views have to clear 850 ft.

It will probably be much like the relationship between Vornado's 950 ft. 220 CPS and Extell's 1775 ft. 225 W.57.

I honestly would be upset if Witkoff/ Mackowe decides to go glass tower here. It is my hope that it will have a limestone facade. It doesn't have to be designed by Robert Stern but I wouldn't mind either. Lol.

My hope too whether it remains 850 ft or goes a little higher it's not going to be glassy, or at least emphasize glassiness. I'd really love them to be creative yet stay traditional, blend it in to the majesty of the park and the glorious architectural streetwall around it. Park Lane as is now may be fairly tall but it's pretty nondescript compared to its neighbors.

One question...31 57th Street(formerly the Rizzoli bookstore site) is going to emphasize a seven star hotel with condo residences likely above them. How tall is that likely to go and where is the Hadassah site relative to it? if Shvo builds his Central Park tower after that, just so it keeps a good aesthetic(nothing to do with shadow fear mongering of the anti tall building NIMBYs) I think that should be all the buildings of near 1,00 ft and taller... you have Tower Verre, 432 Park, Steinway, Nordstrom,220 W57, One57, Park Lane, 31 57th, Hadassah, Shvo and don't forget right along that ring around the southern part of Central Park you have Trump, 15 Park, and Columbus Circle/Time Warner twin towers. It will be a majestic central Manhattan ring but it just works better spread out than afterwards even more pop up and it would be too much a wall.

This is one of those meetings where hopefully they have their say and then the way towards the new tower can start. Even a blind man could tell the Park Lane is probably on its block the least worth saving... nothing distinct about it and at 43 not particularly old or historic. It was built in 1971 and gotta say,it looks as typically non descript as most buildings from the latter part of the 20th century.

Time for some sleuthing!

Great news that the CB rejected the proposal. Park Lane is easily the LEAST deserving of the CPS buildings for a landmark. Hopefully this result will encourage the mystery developer to buy the rest of those available air rights, in order for some glorious super-tower to peer over the 850 foot Park Lane replacement.

Or, we might be treated to another entertaining/frustrating cantilever saga!

Witkoff has a lot of power. He is not the guy for these nuts to pick a fight with, and this horrible tower, which was built during NY's nadir, is not a tower to fight over.
