I think Yimby’s assessment is correct that this is going the re-development rout unfortunately unless Witkoff is intending to rezone the area.

If the total structure is to be razed, all depending on the zoning code, Witkoff may be forced to build equal or even a shorter tower than it is now so this option is totally out of the picture imo. To do it, would be completely asinine.

It’s kind of like the 425 Park Avenue scenario as Yimby noted, the builder may have to retain 25% of the skeleton structure and think it is clever for Witkoff finding a loophole by making the ceilings aprox double height per floor to stretch the height to a proposed height of 850’ while maintaining the 2 thirds occupiable rule.

I know that this is just a massing for demo purposes but I seriously hope that this tower is not going to end up glassy. My preference would be a RAMSA style design and think the location warrants it imo.

Double Height apartments per floor??

Hopefully something bold. Verre is too overcrowded to make much of an impact anymore, so the dynamic design has to go to this one. I don't want any safe and cutesy Stern tower either.

if the best that could be done with the zoning process fix is to do a 425 Park Avenue and leave the bottom while redoing the rest and adding height through very high ceilings, that part is great. But if it's going to look like a glass box of all things, in this very prominent area which derives a fitting new tower that minimizes glass, or is really creative in its design, that would really get me pissed off. Didn't the new owner in an early interview specify he was interested if he were to build here it would be something truly special and fitting for the Central Park area?

Why not? It's clearly a mockup and many other so-called "final designs" have had radical revisions in the past. The renders clearly illustrate the intent to do something much more slender and glassy, whichever additional twists and turns the design process takes.

It was certainly not what most had expected, given what the new owner was talking about building something that really stood out for quality over just being supertall with its location right overlooking the park. Instead we see a nice glassy box that could be built anywhere, nothing really special about it. I certainly do hope the actual tower even if glassy will be substantially more impressive architecturally. I did say it beats the current hotel, but that wouldn't take much. We need something truly worthy of the area... though you're right that YIMBY was fine to show the first renders.... I was a little too harsh on that. Guess because I was so disappointed that after all the buildup, first thing we see is THAT.

The design will be a box, not surprising. However, I hoped for some ornamentation or crown given it's location.
