yea, its Foster.

I was looking at RS+H website trying to see an example of a residential or mixed use development they are involved in and the One Hyde Park in London is the only style that I could see that would be acceptable to rise along the Park imo.



Lets see what they come up with.

I think Rogers also did NEO Bankside in London, and proposed a very similar project for LIC.

Richard Rogers is the architect? That's all I needed to hear to know this will end up a gorgeous building.

I would love to see another 'transparent' skyscraper, like this.



Or the Leadenhall Building in London, which turned out amazing. NY doesn't have one of these yet.

That's more like it. (I don't know why I get Foster and Roger mixed up like that.) Leadenhall is a perfect example of something to hope for here. I expect whatever we do get will be beautiful.

The main thing I wonder is, will the tower be built directly on CPS or will it be set back with a shorter "boutique" building or podium in front like 220? Something like that would keep things more in scale with the other park-fronting buildings. This site isn't through-block right? The massing we saw earlier seemed to indicate it would rise directly from CPS, but if this does have to wait until the next cycle, maybe Witkoff can acquire a few more lots that allow them to set it back.

Imagine if this building uses certain aspects taken from 122 Leadenhall in London?
It is not THE most complicated and OTT design of his, but it is still nicely detailed and imo done just right!

The horizontal segregation steel beams would go well with the other 57th Street tower segregation lines/gaps

I like most of Rogers' other towers. This will be a nice change from the Stern look. We have plenty of those now (15 CPW, 30 PP, 20 CPS, 520 Park).

Yeah, a Leadenhall-like building would be so great in that spot. Transparent glass and steel beams would work so well with the old limestone buildings along CPS. Talk about an upgrade. I don't think something like One Hyde Park would work as well. Those balconies and panels look a bit cheap somehow.

I just realized, the transparent skyscraper idea would only really work with an office building. I'd imagine something more like One Hyde Park would rise, with balconies and more opaqueness in order to give the residents some privacy.

When I see the Park Lane next to all the other buildings around it, it's almost like someone dropped a deuce in a display case at Tiffany & Co.
