like the tall tower, but there doesn't seem to be much to link the three buildings architecturally - they just look like three random buildings piled close together

Mixed use redevelopment of the site to create 3 separate towers set above a podium of 3 storeys, together with 7 levels of basement car parking.
Each tower is defined by a dominant use, namely a 32 storey hotel tower, an 81 storey residential tower and a 39 storey office tower. Hotel related uses and retail development will occupy the podium levels to provide interest and activation to the street frontage.

Internally, the ground plane reflects a retail mall where pedestrian lines lead into the central heart where opportunities for smaller intimate retail kiosk
style outlets, coffee shops are designed to provide further public engagement.

The retail is designed to create fluid movement through the site with points of reference creating rest areas in small public spaces within the passage.

The ground plane is divided along pedestrian lines which culminate in a spectacular view over the River to Southbank and welcomes people into the site in an inviting way. Pedestrian access around and through the development at the ground level to activate the above mention retail uses and activate the natural landscaped areas of the podium rooftop.

Opportunities for public art particularly through the creation of an ‘event line’ that passes through the ground level of the development further connects users and visitors of the site to celebrate the site’s former use and also personal achievements of Brisbane’s lawyers.

Other snippets from the plan
  • The office is aiming to be a five star green office, the other towers are not eligible
  • The highest flood level recorded in the vicinity of the site is RL5.3m AHD. Internal floor levels will be set at a minimum of RL7.0m AHD
  • Excavations can to a depth of about 8 m bgl (RL 5 m AHD) should be achievable using conventional earthmoving equipment. Below this depth hydraulic rock breakers will most likely be needed to deepen the excavation to the required level (currently RL -9.5 m AHD);
  • the proposed mixed use development infringes Prescribed and Operational Airspace of Brisbane Airport, specifically the Outer Horizontal Surface (“OLS”) by 121.5m, but is likely to be approved subject to the provision of Obstacle Lighting on the building;
  • the Air Traffic Control (‘ATC’) radar clearance plane for the Brisbane Terminal Approach Radar (‘TAR’) is infringed by 99m, but the impact is likely to be minimally above that caused by existing buildings within the Brisbane CBD;
  • like Infinity, the crane requires separate approval as it operates 46m above the height limit

Looks nice, but since this is a proposed skyscraper the thread should be moved into the proposed skyscrapers section
