Demolition Scheduled to Begin at Extell’s Pathmark Site Soon

It’s been almost a year since the Pathmark store at 227 Cherry St. closed to make way for a massive new residential tower from Gary Barnett’s Extell Development Company. Extell has not disclosed specific plans for the site, but pre-construction work is apparently getting underway sometime soon.

Fencing went up around the parcel, just north of the Manhattan Bridge, this past May. Barnett, one of Manhattan’s most prolific and powerful real estate developers, purchased the development site for $150 million. In the past several days, elected officials as well as tenant leaders and the Two Bridges Neighborhood Council have been told that “asbestos abatement” will begin in the near future, followed by building demolition.

There’s no evidence of any recent activity in the Buildings Department database, but Extell’s contractor has been setting the stage for the asbestos and building demo work. Trever Holland, the tenant association president of Two Bridges Tower (the rental building adjacent to the Pathmark site), sent an email to residents last night indicating that Extell reps were signaling the start of demolition in “the next few weeks.”

Under current zoning, the main Pathmark site could accommodate a building of nearly one-million square feet. Previous development schemes have envisioned a tower rising at least 55 stories, but it’s possible the building could be even taller.

I never shopped at that Pathmark but I hear you could get cans of tomato paste for 69 cents.

About time! That Pathmark is a stain on the urban landscape! I went there a few days before it closed and the floor was like one big stain itself. Pathmark is by no means a nice grocery store to begin with, and they are quickly spiraling towards bankruptcy.

Extell's Lower East Side Tower May Be Over 70 Stories Tall

Wow! Very interesting. Gary loves his "of right" projects and rightfully so...This thing will tower big time in this area. IMO, if there will be a tall tower at 14th street, this is the perfect spot.

Slowly but surely I'm losing track of all the proposed 200m+ buildings in New York. Never would have thought that could happen one day lol ... Re: 227 Cherry: height should be close to ~270m, which is damn tall for this area.

Where abouts is this in Manhattan? Is it towards downtown, like around where 50 Leonard is?

Plus a possible retail base and a roof feature. Even a supertall seems POSSIBLE! Even a floor height of 3,8m make a supertall possible. It´s all about hope guys. :-)

Another 277 tower in NY, that is confusing, we already have 277 Park Avenue.
I think it will be taller than the Trump World Tower (262.4) which has 72 floors.

It will be grossly over-scaled for the existing neighborhood at such a height yet it appears that the zoning actually allows it! Which presents a real dilemma for the city: rezone the area in response to outrage over the tower and guarantee a lonely Tour Montparnasse that will loom over the area for decades, or unleash a wave of taller buildings in the LES to the dismay of the locals. Either way, expect some fireworks here...

I don't think that this will be anything special. It's in a lousy location with limited subway access and is surrounded by public housing projects.

But imagine the views from a height of 200m+, isn´t this a selling aspect? Also, a prestige tower could be a catalyst for further developments and a change for this neighborhood. :-)

Amazing. I'm excited about it. But for the other side I prefer to be cautious, especially after the 217 West 57th Street.
