Extell secures demo permits for Pathmark site

Extell Development, which purchased the 227 Cherry Street property for $103 million in 2013, secured demolition permits last month, according to Department of Building Records cited by DNAinfo. The ultimate plan is rumored to be a residential development spanning as much as 1.1 million square feet or a tower as high as 70 stories, according to previous reports.

Extell has yet to unveil a construction timeline or plan specifics for the site, and a representative for the developer did not immediately respond to DNAinfo’s requests for comment.

The 40,000-square-foot supermarket shuttered at the end of 2012, and representatives of the Two Bridges Urban Renewal Area have since attempted to work with Extell to negotiate the inclusion of an affordable supermarket on the site, though it was not immediately clear where those discussions stood.

There’s been no official information from Extell Development, the owner of the former Cherry Street Pathmark site, since the store closed in 2012. Extell plans to begin demolition soon in preparation for a large-scale residential project on the parcel. In the next several weeks, local residents are hopeful they’ll start to learn more about the construction timetable and other details of a complex that is certain to dwarf all other buildings in the Two Bridges neighborhood.

At last week’s Community Board 3 meeting, District Manager Susan Stetzer said developers have signaled a willingness to appear before the April 9 meeting of CB3′s land use committee. Representatives of Extell have said the architectural plans are not yet finalized, but they are amenable to providing a general briefing for the community. They are also planning, neighborhood activists say, to hold a separate briefing for people living adjacent to the construction site.

Normally, developers only appear before the community board when they’re asking for zoning variances or when they’re purchasing city-owned property.

The project, at 227 Cherry St., is expected to be an “as-of-right” development, meaning no city approvals are required beyond routine Department of Buildings sign-off. If Extell agrees to come before CB3, it will be a voluntary courtesy call.
The Buildings Department approved Extell’s demolition plan in January.

Nearly 24,000 square feet is set aside for commercial use; the rest is residential. There are 787 “dwelling units” planned.

The application indicates that Raizy Haas, a senior vice president at Extell, is in charge of the project. You can read more about her here. The architect of record is Nick Zigomanis of Adamson Associates, a firm that designed three World Trade Center towers, the Goldman Sachs headquarters and the Times Square Building.

Extell purchased the Pathmark site for $150 million. The store closed in late 2012, a development met with widespread displeasure in the Two Bridges community. Representatives of the company have promised local elected officials that a new grocery store would be part of their project. Extell has a reputation for very high end residential projects. No renderings are available just yet.

Demolition of the Pathmark store could begin as early as next week.

I'm glad AA is designing this building. It may not be spectacular (for the reasons Robert listed earlier) but at least it won't be hideous.

The header should be changed to 800ft and 68 fl.

Considering the location, I'm not expecting something fantastic here. Definitely not like a One57. With the amount of units here for 800ft, this will be a large tower and not exclusive. This should be at least near supertall with the high no. Of of units IMO.

There is no specific mention of a grocery store to replace the Pathmark. Apartments begin on the 6th floor. There are 13 or 14 units per floor, except on the 68th floor, where 7 larger apartments are planned.

I'm intrigued by Adamson being associated with this project cause we they usually don't actually design buildings themselves, but based on architects they've been associated with in the past I'm gonna speculate Nouvel or Foster.

Wow! 200 affordable units all in a separate building from the 70 story tower. Barnett will be getting brownie points with DeBlasio! That's a lot of affordable units.

I just hope the tall tower will look better than that affordable building.
