Pile Driving Efforts for Extell’s 72-Story Tower at 250 South Street in Full Swing; Neighbors Worried About Noise

Ever since materials and equipment were mobilized to the Pathmark-killing project site, the earthquake-style rumbling from pylon installation has been constant. It’s a busy scene, and the multi-million-dollar job continues despite a late-December stop-work-order for a caving sidewalk. The Department of Buildings revised the edict to a partial, but locals are rightfully still worried about safety…

Nevertheless, members of the enormous construction team briefed the community last week on the two towers, but did little to allay concerns about the dissolution in quality-of-life. Neighbors in the immediate vicinity complain about cracks in the walls and ceilings of their homes. Not only that, but the constant pounding is relentless and will last for at least another year! Project management (i.e. Lend Lease) seemed unwilling to consider shifting the schedule to provide relief. Even when CB3 District Manager Susan Stetzer tried bargaining to have work begin slightly later in the mornings (an hour later), especially on Saturdays. Normal weekday hours are 7am-6pm; weekends with after-hours variance, 9am-5pm. The bid was “taken under consideration.”

Between 250 South Street and work down at the Seaport, residents are now trapped in an echo chamber.

Meanwhile, there are no renderings of the development on the plywood, as mandated by the DOB. So, once again, Extell playing coy…

As previously noted, the Extell development boasts a 13-floor building for “affordable” tenants, and a separate, sun-eclipsing 72-story “Tetris tower” for market-rate living. The latter construction is luxury to the hilt, attracting the elite with 790 units and access to amenities never before seen in the neighborhood (bowling alley, pools, Turkish baths).

The local conversation still bubbling beneath the surface, though, is the “poor door” nature of the affordable building. Separate but equal entrances are not equal.

Both Extell structures are slated for a 2018 completion date. However, the DOB has yet to officially approve plans for the “affordable” building.

This tower is pretty stupid. Generic, glassy, tall thing that stands in the middle of nowhere. It'll look out of place there.

What's more, it'll obscure view on and from the bridge.

We don't know if it is generic or even glassy yet. And I don't think it will really effect the view from the bridge.

What?

I think it's great it's not near other tall buildings, it'll stand out a lot and perhaps be the beginning of a new highrise cluster.

Hopefully that's just a massing model. Otherwise it will just be another Atelier II. Great views for the rich fracks who will live there.

I agree but to early to tell. The rendering posted is uninspiring but will need to see a better rendering than that. I just view this project from Extell as kinda giving back to city that would definitely up the game in that forsaken area after 1 billionaire tower and another one on the way. Lol

it still looks more like a massing. I'm not expecting much out of this design other than its 'z block' Tetris shape.

Agreed. I have not been looking forward to this bland building totally dominating the Manhattan Bridge (which is my favorite of the bunch), so to know it will dominate slightly less is at least some solace.
