I also agree that the location makes this proposal pretty terrible being so close to the bridge and in a "middle class" neighborhood.

Have to chime in here because so many folks are so off about this location.

Although the area has NYCHA properties in the vicinity, the waterfront is all privately owned middle to moderate income buildings.
Slightly further south is the old NY Post building which recently sold some of its air rights to Howard Hughes for Seaport development. It still retains some development rights and is prime for another condo project and sits right in front of a co-op.
Directly north are two towers picked up by L+M Development currently under renovation. Directly in front of these two towers are two prime spots up for development. 257 Clinton, aka Lands End I is currently converting to a luxury rental.
Continuing north is another private co-op that also has a site available for development.
There are potentially 6 sites available for development directly along this waterfront with some of the best views in the city. And currently, no height restrictions.
This waterfront stretch is also owned by NYCEDC and is currently undergoing a massive $200 million renovation similar to what was done at the Wall St waterfront. Two brand new waterfront parks area also in development, Pier 42 and Pier 35, both of which will have incredible amenities and docking berths (marina) and a nearby ferry stop.
Up to $400 million has also been pledged for this waterfront for storm protection including $100 million from NYC. This will add additional amenities
and lower insurance costs.
All of the NYCHA campuses in the area will be subject to the "infill" the mayor is proposing which will further dilute the low-income and drastically increase the local AMI.
With low land costs, Gary Barnett is set make almost $1 billion with a full sell out. Especially since he is marketing this as a "investment opportunity".
He is fully aware of the future of this area and its potential.

$1 million is a bargain and if I had the dough, I buy right now.

Agreed, great insights. I think it will be less jarring if the surrounding neighborhood does grow in a cluster, however my main issue is the way it overwhelms the Manhattan Bridge (which is among my very top personal NY landmarks) so more towers will only multiply that effect.
