Poor Door-palooza!

Extell's Lower East Side Tower Unveils Affordable Little Sister

Quote:
Construction has already begin on Extell's 80-story Lower East Side behemoth, One Manhattan Square, but it remains a divisive development thanks to its razing of a local Pathmark and its so-called "poor door," or a separate entrance for the building's affordable housing component. At a community meeting last night, reps for the developer revealed more details on those affordable units—namely, that they're actually located in a separate building.

The development is divided thusly: There's the glass tower at 252 South Street, which will be home to market-rate apartments and more than 100,000 square feet of over-the-top amenities like a private garage, a 70-seat theater, and several landscaped gardens. But per Extell's latest renderings, the 205 affordable apartments will be located in a separate 13-story building (which will sit behind the larger tower) with an address of 229 Cherry Street. There will be a community space with an outdoor terrace for residents, and Extell has promised to rebuild a supermarket next to the building to replace the Pathmark that once served the neighborhood.

Condos at Extell’s 80-Story LES Tower Get Even Less Pricey
Prices in the 80-story condo have been rolled back before the tower's U.S. sales launch
NY.Curbed: http://ny.curbed.com/2016/2/24/11105...rice-reduction

Quote:
Developer of tall towers Extell has announced that they're scaling back condo prices at their 80-story Lower East Side project One Manhattan Square, which they've been shopping around to buyers in China, Malaysia, and Singapore to some success.

Extell principal Gary Barnett told TRD that the move shouldn't be seen as pricechop, and rather as a tweak that reflects a slowdown in New York City's high-end market in the luxury tier. "This is a market leading move," real estate consultant Jonathan Miller says, explaining that the apartments Extell is now rolling back asks on were priced nearly two years ago under different market conditions.

DOB orders work halted at Extell’s One Manhattan Square
Resident of adjacent building said construction was causing her walls to crack
The Real Deal: http://therealdeal.com/2016/02/24/do...hattan-square/

Quote:
The jackhammers and drills have gone silent at Extell Development’s forthcoming condominium tower on the Lower East Side, after the developer was ordered by the city to stop work.

[...]

The DOB’s recent action stems from a Jan. 7 complaint made by a resident of 286 South Street, who said construction at One Manhattan Square was causing cracks in her walls.
When the DOB went to investigate a week later, “it was observed that due to construction operations, the contractor created movement at [the] adjoining building,” according to a partial stop-work order issued on Jan. 14.
Work did not stop, however, according to a second complaint. On Feb. 17, the DOB doled out another violation to Extell and Lend Lease for allegedly failing to comply with its first order. The DOB then issued another partial stop work order on Feb. 18.

So is it fair to say this project is currently NIMBY enemy number one?

Which sources? That would suck considering how awesome a 250 meter building would be in this location. Hope it's not true
