If AT&T were to move to the new Perot Tower, what is going to happen to the existing Whitacre Tower, renovation or demolition?

AT&T has it's HQ in a downtown campus, the Whitacre Tower being the tallest. If they decided to build a new HQ, potentially four buildings would become vacant.

AT&T HQ

Whitacre Tower (One AT&T Plaza) - Built: 1984
Two AT&T Plaza - Built: 1984
Three AT&T Plaza - Built: 1928
Four AT&T Plaza - Built: 1948

Design is out, likely a placeholder for now:

Hillwood is holding an architectural competition for the design for the office tower it wants to build on Woodall Rodgers.

The tower could be as small as a half million square feet or more than 50 stories depending on what a company wanted for offices, Reese said.

If the building is constructed it would be the first true skyscraper downtown since the 1980s.

Everything's usually bigger in Texas so I'm surprised it's taken them this long!

AT&T hires firm to study downtown Dallas office options
Steve Brown
February 10, 2016

Quote:
Communications giant AT&T Inc. has hired commercial real estate agents to evaluate its headquarters office options in the years ahead.
Quote:
“We regularly assess our real estate requirements everywhere we operate to ensure our owned and leased properties continue to meet our needs,” AT&T spokesman Brad Burns said in a statement. “We’re happy to be headquartered in Dallas.”

AT&T’s options could include a move to a skyscraper Ross Perot Jr.’s Hillwood company wants to build on the north side of downtown.

Downtown officials say that keeping the central business district’s biggest corporate citizen will be a priority.

“Everybody is going to be as aggressive as we possibly can to either keep AT&T where they are or in a new location in the downtown area,” said John Crawford, CEO of the economic development group Downtown Dallas Inc. “We are going to pull out all the stops.”

With almost $150 billion in revenue, AT&T is the largest company based in Dallas.

The Bank of America has closed and there's now a chain-link fence around the site......maybe something is going to happen soon?

Work underway on high-profile downtown Dallas corner

http://www.dallasnews.com/business/h...las-corner.ece

Quote:
Developer Hillwood has begun preparing a high-profile downtown Dallas corner for future construction.

Demolition crews have begun work on the former Bank of America motorbank at the southeast corner of Field Street and Woodall Rodgers Freeway on the north edge of downtown.

Hillwood - the real estate development and investment firm owned by Ross Perot Jr. and his family - bought the 1.75-acre property almost two years ago.

The developer has done preliminary designs for an office skyscraper that could have been built on the prime development tract.

The property is one of the potential locations that telecom giant AT&T is looking at as a potential headquarters site. AT&T is looking at office options in the downtown area and one site in North Dallas.

Ken Reese, Hillwood executive vice president, in an email said that work underway on the corner is to demolish the old bank buildings and clear the site.

The Woodall Rodgers corner is one of several office development tracts Hillwood is working on in Dallas. The developer also has potential building sites at Victory Park, on Turtle Creek and on LBJ Freeway in North Dallas.

Hillwood is looking for tenants for proposed buildings before breaking ground on a project.

Cool! I'm guessing the design will change quite a bit from what we've seen?

A new tallest would be nice

Bank of America drive thru is being demolished as we speak. Looks like this tower is on its way to becoming a reality.

Definitely.

I guess it doesn't matter if the projects are in different cities, but their designs are becoming somewhat repetitive with only minor modifications. This has similarities with Devon but it really looks like 609 Main and 1180 Peachtree in Atlanta had a baby.

If AT&T are relocating into a new tower, though vacating four existing city centre buildings, will this project be a net gain for downtown Dallas both in terms of rentable floor space and economic activity, or does it represent a shift of the downtown business core?

It represents a major shift is what it represents. Will it be a good thing that AT&T might be vacating from 4 large office buildings in the core? What implications will this have on that area? The core is certainly booming with more and more residences and businesses filling up what used to be vacancy city. However, with 4 large office buildings vacated, how long will it take to fill them up?
Klyde Warren Park is a major shift with AT&T wanting to build there, and I hope that they do. And I hope that we get a supertall.
