However, with 4 large office buildings vacated, how long will it take to fill them up?
Klyde Warren Park is a major shift with AT&T wanting to build there, and I hope that they do. And I hope that we get a supertall.
AT&T is doubling down on downtown Rather than go, it opts to revamp HQ and add 1,000 workers

http://www.dallasnews.com/business/r...d-1000-workers

Quote:
AT&T has more than 2 million square feet of facilities along Akard Street in buildings built between 1929 and 1984.
Quote:
The company has been investing money in the properties over the last eight years. “We have spent well over $100 million in improvement on the interiors and exteriors,” Stephens said.
Quote:
AT&T plans to upgrade those pedestrian areas, adding landscaping, lighting and other features.

“We not only want to give our employees a great place to work; we want to provide an outdoor destination for other workers, local residents and visitors,” Stephens said.

AT&T says it also plans to add more restaurant and retail outlets, an outdoor event space and public art.

It’s calling the complex the AT&T Discovery District.

Stephens said AT&T is working with the city of Dallas, Dallas Area Rapid Transit and Downtown Dallas Inc. to develop a long-term plan for its downtown complex.

“When we moved [here] in 2008, we had about 2,500 employees,” Stephens said.

“That number has more than doubled, and we are looking getting the number of people working in our buildings to more than 7,000 here in the next couple of years.
Quote:
Real estate brokers said AT&T looked at several new buildings for its headquarters and considered at least one location in the suburbs.

“To see them renew that confidence in downtown now is demonstrative of the strength in the market and their commitment to Dallas,” Garrett said.

Gosh darn. Youre so right. I guess we'll just rely on all those other businesses moving to DFW and the tower will have to be even taller..ugh.. Shucks!

Seriously, At&t wasnt the only player here. Theres also another xfactor: this tower could include residential. How else do you think LA's Wilshire Grand got approved?

I'd rather have them save the site for a building that's actually tall.

Round skyscraper by famed architect would remake Dallas' skyline

http://www.dallasnews.com/business/r...dallas-skyline

Quote:
Dallas' skyline could be in for big changes thanks to one of the world's top architects.
Sir Norman Foster - the legendary British architect who's firm has designed some of the world's most compelling skyscrapers - is working on a tower for downtown Dallas.
Developer H. Ross Perot Jr.'s Hillwood real estate firm has hired London-based Foster + Partners to create concept plans for an almost 70-story tower on the north edge of downtown.
The soaring glass and steel high-rise would sit just across Woodall Rodgers Freeway from the Perot Museum.
Artist's renderings of the building on display in the Perot family's new Dallas headquarters show a round building with three atrium areas and a lighted top.
The tower would be constructed on the former Bank of America site at Field and Woodall Street, which Hillwood recently cleared for future construction.
"We have a million square foot tower planned," said Perot. "We have the rough renderings and this is what we want to build.
"With Sir Norman Foster as the architect, it's fabulous."
Hillwood is already show the plans to prospective office tenants.
If the project moves ahead, it would be the tallest tower built in Dallas in more than three decades.
Foster's iconic structures have transformed great cities around the globe.

From those renderings, it looks to be just about 300m. Perhaps this should be moved to the supertall section.

Interesting tower.
By the way, it's Lord Norman Foster (higher in the nobility hierarchy!)

Cannot say if it is just yet. Will have to wait to see what its height will be.

It appears to be about 950-975' with an outside chance of cracking supertall status.

In Tallest Skyscraper Wars, Perot Eyes Topping BofA Plaza

https://www.dmagazine.com/business-e...ng-bofa-plaza/

Quote:
“I’m sure we’ll make it taller, ” Perot replied. “I’m sure we will. But the bottom line is, we’re developers, and we need a good client—and we’re gonna do what the customer wants. Ideally, it would be one build-to-suit client… The true skyline hasn’t really changed since the ’80s,” Perot went on. “Maybe it never will change; maybe corporate America doesn’t want the big towers anymore. But [if they do], we have a site and a plan to upgrade the skyline of Dallas.”

Okay, now I'm going to have to concede that the skeptics are right. This seems like a splash and a hope. They don't have a tenant waiting in the wings. I fact, they themselves don't seem confident.

I'm not worried.

Most developers try to market their projects to get a potential tenant. The same happened with many developments in Dallas. In some cases, it takes years until a project goes from the drawing board to construction.

Remember, nothing happens until there is a tenant...
