SkyRise Developer Signs Deal For Utilities; Lawsuit Challenging Project Is Tossed

Quote:
SkyRise developer Jeff Berkowitz signed a deal to connect utilities to the project last week, and a lawsuit challenging the project has been thrown out by an appeals court.

Berkowitz will pay a utility connection charge estimated to be about $360,000. In addition to being signed by Berkowitz, the paperwork was also signed by Miami’s city manager (the city owns the land), as well as leaseholder Bayside Marketplace and Deutsche Bank, Bayside’s mortgage holder.

In the rejected lawsuit, activist Grace Solares had challenged the validity of a referendum in which voters approved a deal with Bayside and Skyrise. The court ruled that Solares lacked standing to bring the suit, and a city attorney told the Herald that another lawsuit filed by Norman Braman and Raquel Regalado could be thrown out for the same reason.

Berkowitz has already completed work on a new pier behind Bayside, and utility relocation is expected to be completed by mid-June. Extensive foundation work is expected to begin this fall.

SkyRise Developer Aiming To Take Title Of City’s Tallest

Quote:
SkyRise Miami developers want to ensure that the tower will be the tallest in Miami.

The developers of the polarizing project submitted plans to the FAA earlier this month requesting an increased height of 1,045 feet above ground. In 2008, the agency had approved a height of 990 feet above ground.

The 2008 application listed a site elevation of 10 feet above sea level, putting the top of the tower at 1,000 feet above sea level. The new filing lists the site elevation at 4 feet above sea level, which would put the peak at 1,049 feet above sea level.

If approved, SkyRise would beat out several other proposed towers by just a few feet in structure height, although others would match sea level height. Swire Properties’ One Brickell City Centre was recently approved at 1,040 feet above ground, or 1,049 feet above sea level. Near SkyRise, developer PMG has a pending application for a 1,041-foot condo tower at the Empire World Towers site, which would also reach 1,049 feet above sea level.

Alright, I'm a little confused here; is there anything in this tower other than an observation deck and a possible "theme park ride"? Office? Residential?

Just curious.

It's like observation towers around the world except that the design is extra funky.

Hi guys, I recorded a registry while I was traveling during my last vacation in July.

I took two pictures around the Bayside Marketplace's area.

An eye catching design. It will have an ripple effect in the area.

And Miami will receive an accessible observation point on high, since none of its tallest buildings offer observatory service for tourists willing to pay to go up and record the views of the city.

Unfortunately, they will be inside the best looking structure in the city. Miami ' s skyline is really lacking in both quality and height.

Miami's skyline is not lacking in height for a city of its size. As far as quality, that is due to the primarily residential nature of its buildings but that is slowly changing with some of the buildings currently under construction.

Okay, perhaps not for a city of its size. I just annoys me how they propose supertalls all the time ( at least 7 or 8 are planned now, I believe), and never build them.
In regards to quality, I know most of the building's are residential, but that is no excuse. There are ways to integrate balconies so that the building looks sophisticated and modern. Aqua in Chicago is a nice, simple example. The project under construction designed by Zaha Hadid in Miami could be nice, but I will reserve judgment until it is completed. I'm simply saying that it would be nice to see some really tall, or some really unique buildings actually built in Miami given the fanfare it has been given in recent years on Skyscrapercity.

The developer of the SkyRise tower filed paperwork recently to extend construction of utility work, and bring water and sewer to the project.

The first document modified the Notice of Commencement filed by the developer, extending the completion date of utility work from September 30 to December 30, 2015. Coastal/Tishman Joint venture is listed as the contractor.

FAA Approved

http://www.thenextmiami.com/skyrise-...-faa-congress/

Quote:
The FAA has no problem with SkyRise being built up to a height of 1,000 feet, and the EB-5 funding program that will be used to finance the tower will reportedly be renewed.

Until now, developer Jeff Berkowitz had been relying on a 2008 determination issued by the FAA for the similar-looking Solar Universe tower, once proposed for the same site by another developer. Berkowitz rushed to break ground by a May 2014 deadline in order to preserve that approval.

In a Thanksgiving Eve letter, the FAA confirmed that a height of 996 feet above ground, or 1,000 feet above sea level, would be permitted. The agency said that it would require further study, however, to permit a height of 1,049 feet above sea level requested by the developer.
