Listed Hong Kong developer Far East Consortium is seeking to replace a 1.1 hectare block hugging the intersection of Spencer, Lonsdale and Little Lonsdale streets, with four towers, the tallest rising about 300 metres - or upwards of 93 levels.

At that height the proposed building would be three metres taller than the 92-level Eureka building in Southbank but about 50 metres shorter than Australia's tallest residential structure - Q1, on the Gold Coast.

Far East's 300-metre tower would also rise higher than the proposed Australia 108 building in Southbank. It is speculated that building will be approved with a reduced height limit of about 295metres (from 388 metres).



Another three towers rising between 210 and 240 metres (or about 65 to 75 levels) are earmarked for the balance of the site. The towers may be constructed above a podium with shops and offices.

The other towers will comprise retails spaces and around 3,000 luxury apartments. The project is part of the residential regeneration of the CBD.

The towers will be built at 250 Spencer Street, on the corner of Lonsdale Street. Construction is expected to commence within two years.

Planning Minister Matthew Guy, who made the announcement on 3AW Drive, said he knows the plans will receive criticism but maintains it is the right decision moving forward.

"Living habits are changing and what we are finding, particularly with generation Y, is that when they move into the city or to Carlton... in the past people would move there, they would either get engaged or live there while they are young, and then move back out to the suburbs," he told Tom Elliott.

"Many of those people in that generation are not."

This development has slowly been moving along.

The existing building has been completely demolished and are currently excavating the whole site.

Whilst the site has been bulk approved by the previous planning minister, the individual tower designs still need to be submitted and nothing but a small blurry render is available for indication of what these designs are like.

Very likely the tallest tower will end up under 300m in height due to height restrictions.

THE Ritz-Carlton is coming to Melbourne to overshadow Australia’s existing luxury hotels.
That’s figuratively overshadow and literally overshadow.
The 79 storey Ritz-Carlton at 250 Spencer St will be the tallest hotel in Australia when it is built by Far East Consortium property developers later this year.
That’s almost 30 floors taller than the Melbourne’s current tallest hotel, Collins St’s Sofitel, almost 20 floors taller than the Gold Coast’s Hilton Surfers, and four floors taller than the World Tower skyscraper in Sydney.

Figuratively, the Ritz Carlton plans to overshadow Australia’s existing ritzy hotels with its centuries old reputation for elegance and luxury.
In fact, the hotel chain invented the word “ritzy” which the dictionary actually lists as the very definition of elegance and luxury.
“When the president of the United States travels anywhere, he stays in the Presidential Suite at the Ritz, such is the hotel’s unparalleled reputation,” Far East Consortium executive director Craig Williams says.

Melbourne Lord Mayor recently complained that hotel occupancy rates were through the roof and the city needed more rooms for hire.
The Ritz Carlton development in Melbourne should make available 250 more rooms to visitors to the city.
