Just out of pure curiosity, I've never been to Cleveland, and it's too far out of the way for me to plan to go there. However, I'm curious. Can anyone speak to how nice downtown is? Is this building transforming downtown, or is it already pleasant? Because my assumption is it's somewhere between Detroit and Pittsburgh in terms of stage in recovery.

To me, downtown Cleveland is great, although that is coming from a person who has only seen 2 larger skylines (Philly and Chicago). Cleveland is in the early stages of a building boom that will see a larger skyline and improved cityscape. The hotel certainly is transforming downtown Cleveland. Consider it the spawner of Cleveland's new building boom. To me, Cleveland is much better than Pittsburgh or Detroit, although it may have to do with Cleveland being closer to where I live.

Being a person with about as much experience in Cleveland as I've had in Boston and Beijing, I'd say this building is making a difference, but not a transformative one. The biggest issues with downtown right now are the number of surface parking lots and underutilized buildings. It doesn't seem to be that dramatic from the air (i.e., Google maps), but when you're on the ground, it's really surprising just how small the vital areas of downtown are. It's a bit around Public Square and to the immediate north and southeast, but it quickly fades. At its greatest extent, downtown could be said to stretch about a mile and a half to Cleveland State University (the base of my experience there), and that's with some dead zones mixed in.

The area is absolutely on the upswing, and as a lover of the abundant City Beautiful architecture in the city, it has tremendous potential, but throughout the last few decades, the city has fallen far, and has a long way to go to get back up. This hotel is something, but it's a small step in a long, tenuous journey.

Yeah, from my understanding, Pittsburgh seems to be more in the middle of an upswing, whereas Cleveland seems to be just recovering from its fall. (Just look at the BIG project proposal, as well as the tower at PNC). I don't mean to sound cruel, but as a resident of NYC, it seems cleveland becomes a bit less significant every year, contrary to my town of residence. So I think that's sad, but I'm sure when Cleveland finds its new niche to replace the loss of industry, which is really what it's dying for, I think it'll make a comeback. But the problem to me seems to be, as you said, an abundance of surface lots and no real residential demand downtown, and no one willing to make the move, as well as a lack of real industry to drive office construction. To me, a lone hotel being built simply seems to indicate that the current stock is old, and there's an easily achievable market for catering to businesspeople there for a couple days

I'm partial but I love Cleveland, even the urban funky bits! Downtown is very nicely restored if a bit underpopulated. The depopulated neighborhoods to the east and south are struggling a bit but green shoots are everywhere. The city seems to be coalescing around its massive health care nexus since its heavier industries have been turning out the lights. Overall, it's a great city in search of an audience and certainly deserves one.

The resident population of center city Cleveland has grown from about 5,000 in 2000 to slightly over 13,000 today, not counting students. Apartment occupancy is 97+% with 1,800 people on waiting lists. A population of 20,000 is projected for the year 2020 and half that growth can be housed in project already underway.

The hotel is a nice addition to the rebuilt convention center; but the proposal announced in November to fill 5 acres of parking lots with 1,200 apartments in several buildings (four low-rise, four high-rise) will dramatically change the city's ambience.
