Wells Fargo commits to $300 million pair of Minneapolis office towers

Wells Fargo has signed an agreement to build two downtown Minneapolis office towers in a deal worth $300 million.

The Business Journal reports an April groundbreaking is planned for the connected towers that will give Wells Fargo 1.1 million square feet of new office space. The Business Journal says Wells currently has 7,000 employees spread over 14 different downtown buildings. 5,000 of those workers will be consolidated in the new buildings.

The towers are at the heart of a redevelopment plan for the eastern end of downtown, adjacent to the site of the new Vikings stadium. As the Pioneer Press reports, the Downtown East development also includes a new park that will occupy nearly two blocks, a 1,600-stall parking ramp, 400 housing units, and more than 20,000 square feet of retail space.

The project spearheaded by the developer Ryan Cos. will occupy five blocks now owned by the Star Tribune. That newspaper reports the sale of the land is expected to close on Dec. 27.

Twin Cities Business reports the Star Tribune then plans to lease the space back from Ryan Cos. until the newspaper moves its operations.

There is still a legal question about the process by which the city can acquire and develop the park. Unlike other cities, Minneapolis is not legally allowed to develop a public park directly. The city charter assigns the semi-autonomous Minneapolis Park & Recreation Board that task.

Radisson Red dropped from Ryan tower project near new Vikings stadium

"The Radisson Red proposal is no longer active, however Carlson is continuing to explore other opportunities with [Ryan] on downtown projects that make financial sense for [the Radisson Red] brand," Carlson Rezidor Hotel Group spokesman Ben Gardeen said in an email.

The top 17 floors of residential units are slated to be developed by Chicago-based Magellan Development.

The project was going to occupy the “air rights” above a new, $49 million parking ramp at 728 S. Fourth St. that Ryan is building for the Minnesota Sports Facilities Authority (MSFA). The 1,600-stall ramp is being funded as part of the new Minnesota Vikings stadium next door. Ryan agreed to pay the city $5.65 million for the development rights.

Ryan expected approval of its final development plan and to close on the air rights purchase this summer. The City Council picked Ryan’s development plan over one proposed by Golden Valley-based Mortenson Development. The city would probably have to give approval if Ryan decides to pursue the project without the hotel.

So are they tearing down the Metrodome and building a new stadium in the same spot?

I would presume the Vikings will play in the U of Minnesota stadium in the meantime?

Wow this hasn't been updated in like.. a long time.

So here's a bit of an update:

Radisson red is coming to an agreement soon for a hotel on the North side of the Eastern tower between Park ave and Portland Ave

The Western tower has topped off for the main elevator part, they are will adding on to the main taller portion. Eastern tower is still rising on the main portion.

The commons park is having some public meetings lined up to get some community ideas and such for the park. Here is the presentation and overview: http://www.downtowneastcommonsmpls.c...ng-FINALv3.pdf

We're still waiting to hear from Ryan companies about their 25-35 story tower that will connect to the parking ramp, but we they are making space for it and you can tell there's a plan.
