LOS ANGELES | Fig South - Circa Towers | 122m x 2 | 400ft x 2 | 36 fl x 2 | T/O

------------------------------------------------------------------------------------------------------------------------------------------------------------------

A pair of residential towers is being proposed for a site near LA's Staples Center:

Staples-Adjacent Parking Lot To Sprout Two 36-Story Towers

http://buildinglosangeles.blogspot.c...r-staples.html

Quote:
Fig Central has already eaten up a parking lot directly across from Staples, and down in the Historic Core, the glittery Topaz apartments are set to go up where a Joe's Parking lot was. The latest parking casualty is the Joe's Parking lot at Twelfth Street and Figueroa, just southeast of the Staples Center, which sold to three local mystery buyers (one is rumored to be David Y. Lee, head of one of SoCal's largest corporate landlords) for more than double what Joe's Parking parent company L&R paid for it back in 2010, according to the LA Times. (The actual price they paid is also shrouded in mystery.) UPDATE 3:57 pm: Building LA reported yesterday that the developer submitted plans late last year for "two 36-story towers, connected by a retail/parking podium." The land already has approvals for two residential high-rises (35 and 27 stories), 648 residential units (either condos or apartments), and 40,000 square feet of groundfloor retail, but the new owners might try to get city approval to use more of the total development space (863,000 square feet) space for a hotel and more retail, says an advisor to the seller.

That previous 2 tower proposal:

Renderings Revealed For Huge Staples-Adajcent Towers

Quote:
The two massive parking lots that face Staples Center will likely be gone by the end of the decade, with the Fig/Central project and, a block south, a very tall development headed up by Jamison Services. Harley Ellis Devereaux is working on designs for this giant mixed-user, which features two 36-story towers bearing the name 1200 Fig at their apex in renderings on their site. The towers will sit above a very flashy eight-story platform of retail, electronic signage, "public art," and a shitload of parking. The 50,000 square feet of retail will be "sports-themed," according to the architect, with 648 "high-end condominiums" above, ranging in size from 750 to 4,000 square feet. A hotel may also be part of the project, along with even more retail, and Jamison and team want to break ground this year, according to a January story in the LA Times.

LA Live, Fig Central, the Car Wash Project and this project, along with the MyFigueroa street improvements are going to really make that stretch interesting. Cant wait to see all of them under way in the next 6 months (Other than the car wash project).

The current skyscraper cluster is about 6 blocks to the north, however, that area will have about 20 new highrise buildings (30 - 60 stories) under construction at the same time so this area will be a new cluster

Shiny New Renderings for Fig South

Quote:
Next week, the DLANC's Planning and Land Use Committee is scheduled to take a closer look at Fig South, the glassy high-rise project slated for the (other) parking lot across the street from Staples Center. The twin 36-story towers are being designed by architecture firm Harley Ellis Devereaux; artistic renderings depict glassy, elliptical shaped buildings with swooping rooflines. Both towers would rise 400 feet above street level, the maximum height allowed for the property at 1200 S. Figueroa street. Altogether the project comprises 648 condominium units, situated above 48,000 square feet of sports-themed retail and restaurant space.

Designs for Fig South feature a prominent 100-foot tall podium, containing 1,770 parking spaces on seven above-grade and two below-grade levels. Renderings portray a landscaped outdoor deck atop the podium, offering amenities such as a swimming pool, fitness room, and barbeque pit. Additional open space would be included within each tower, specifically in the form of two rooftop terraces.

Not really a fan of short twin towers.

I'll never understand why it's taken so long for this kind of mid/high-rise residential tower boom to happen in L.A., but I'm glad it's come at last .

So what's going up in the larger lot? In the render it still looks like a parking lot, but they gutted it. Is there another project going up there?

The larger lot is Fig Central which is a large Chinese development to include housing, hotel and shopping in 2 or 3 towers. And just beyond it, probably where the picture is taken from, is the Luxe Center project. Altogether, about 7 buildings in a row down Fig.
