NEW YORK | 31 W 57th St | +200m | Prep

As per today's NYT, several buildings will be razed. Sadly, they're nice.

LeFrak, Vornado give historic bookstore the boot for new tower

Quote:
The LeFrak real estate family and Vornado Realty Trust are planning to demolish three limestone mansions on West 57th Street in Midtown, one of which has housed Rizzoli Bookstore for 29 years.

It wasn’t clear whether the development that will take Rizzoli’s place will be a residential or commercial tower, but LeFrak and Vornado will help the bookstore find a new home, according to a report from the New York Times. Still, city conservationists are up in arms over losing the buildings.

“It’s sad if we also lose those three homes, which were converted to commercial uses decades ago,” Peg Breen, president of the New York Landmarks Conservancy, told the Times. “There will be very little left on 57th Street that shows how it used to be.”

In recent years, 57th Street has become a hotbed of residential development, with skyscrapers like Extell Development’s One57 and JDS Development’s planned 107 West 57th Street capitalizing on the spectacular Central Park views they can achieve at a certain height.

The bookstore sits on a 27-by-100-foot, 2,711-square-foot lot at 31 West 57th Street near Fifth Avenue, according to Property Shark. LeFrak and Vornado bought the building in 2006 for $24.6 million, according to city records.

Note* I'll park this thread in proposed Skyscrapers until we learn more about the tower proposed for this site. It may wind up being a supertall.

Isn't this blocked by the park lane replacement? They won't be able to twist their arm like Barnett did I assume.

Can we stop opening these speculative threads? There is no proposal here, just a plan to demolish some buildings. It doesnt matter if something tall could go here: if theres no proposal, it doesnt belong in this section. If you really want to post this, put it in the New York development subforum. Can a mod close this thread please? Its diminishing the quality of this forum.

There's nothing speculative about this. Presumably, you're not from NY.

P.S.: I believe that the Hadassa site 58th is part of this assemblage.

Also, this should be slightly west of Park Lane.

So Rob, is this another potential supertall for the south side of Central Park near where One57, 432 etc are then?

That means Vornado will have to build this taller. Maybe Retail/ hotel down below and Condos up above. lol

Those buildings are really nice however. kinda sad about it... but I'll get over it just as long as they do the right design. Just look at 220 CPS. Who is going to argue that.

Does anyone have a map of this showing Park Lane and 31W57th street. I'm curious how they could position this tower, since they are most likely will be razing all those limestone mansions.

I dunno, right now, honestly I'm sure how I feel about this.

They should preserve the facades.

It really would suck if they didn't somehow save some part of those buildings.

Those buildings are really nice, but they are not the best of their era. In a perfect world, we could keep them and construct all of our new towers, but this is a small island, and it's not a perfect world. What we are gaining is more dwelling units for the wealthy who, in turn, further buttress our tax base and economy. It's a win for the city and skyline.

Imo of the three 4 story buildings they can at least raze the two right ones, maybe the left one too but that one is the best looking. Btw, only the right one ( with the Rizzoli sign in the pic ) is 31 W 57th. It would be bad if 29 West 57th Street right next to the Solow Building would be razed because that is a good looking building. Although I must say that the Rizzoli bookstore looks good inside that 31 West 57th building. In the end, it's sad they hav to go, but maybe there will be something better coming back. Even though I think we all agree that it's better to see something like the Park Lane Hotel getting torned down.

Honestly I think it's great to start a thread for potential developments in NYC that have not been proposed so we can talk about the specific parcel.

For you sticklers...

I propose a new category or section for NYC so we can start threads for these parcels identified.

Could SSC open up "site assemblage section" then when a proposal is actually proposed, move it to the proposed section.

For example under the supertall section there is a tab for proposed. lets have another tab of site assemblage.

Until then, IMO I see nothing wrong considering all potential sites are getting snapped up for eventual development at a fast clip in this current conditions in NYC

RobertWalpole is the site's best poster. Please refrain from making him angry with silly comments about the world capital!

THE CENTRAL PARK TOWERS

217 West 57th Street: 1,423 feet
432 Park Avenue: 1,398 feet
111 West 57th Street: 1,350 feet
Tower Verre: 1,050 feet
One57: 1,005 feet
220 Central Park South: 920 feet
45 East 60th Street: 780 feet
250 East 57th Street: 715 feet

The Park Lane: possibly +1,300 feet
31 West 57th Street: possible supertall
Michael Shvo Tower: possible supertall
650 Madison Avenue: recently sold

Realtor Tower? Wanda?

Am I missing any?

Central Park South will be the world's premier supertall cluster! Fughetaboutit, Dubai!

Tearing that down would be a major loss for architecture.

Huh? This building is way to the left of 31 West. Right behind 31 West is a small plaza.

Knock off the flaming guys! There is as much reason to have a thread for this site here as there is at SSP. But I'm moving it to Proposed Skyscrapers as any talk of a supertall is speculative for now. Given the real estate scene in NYC right now, a skyscraper is the MINIMUM that will be built here. This won't become a McDonalds.
