An important milestone for The Howard Hughes Corporation was reached yesterday when the landowner and developer received unanimous approval from the Hawaii Community Development Authority (HCDA) for two mixed-use towers on Land Blocks 2 and 3 at Ward Village.

Slated to become a dynamic master planned community offering a vibrant urban lifestyle in the heart of Kaka’ako, Ward Village will incorporate more than 4,000 residential units and over one million square feet of retail and commercial space. Phase One – projected for completion in 2016 – includes the development of a new sales and information center in the iconic IBM building to pay tribute to the history of the land and to showcase the Ward Village experience to the community and its future residents.

“Our vision for Ward Village is to create an urban, master planned community which offers an exceptional living environment while honoring the area’s rich history and culture,” said David R. Weinreb, Chief Executive Officer for The Howard Hughes Corporation. “Beyond being one of our most significant assets, this redevelopment is already serving as a catalyst for the revitalization of Kaka’ako.”

The Land Block 2 project is located along Ala Moana Boulevard at Kamake’e Street and will feature an iconic “draping glass” architectural design reflective of the area’s coastal location and rich fishing history. The building will feature approximately 171 residences including one-, two- and three-bedroom market-rate units as well as approximately 10 townhomes along Ala Moana Boulevard.

Located at the mauka-Diamond Head (northeast) corner of Auahi and Kamake’e Streets, the Land Block 3 project will consist of approximately 312 residential units comprised of one-, two- and three-bedroom residences, including 82 flats and townhomes. The mixed-use tower’s wave facade is inspired by its relationship to the original shoreline. It will also include retail on Kamake’e Street and a plaza with outdoor seating at the corner of Kamake’e and Auahi Streets.

Last month, the developer broke ground on its Waiea luxury condo tower on a former surface parking lot fronting Ala Moana Boulevard, diagonally across from the Anaha site.

Howard Hughes Corp. Secures $600 Million Loan to Build Honolulu High-Rises

The Howard Hughes Corporation has secured a $600 million non-recourse construction loan from Blackstone Real Estate Debt Strategies for the development of Waiea and Anaha, the first two condominium towers at Ward Village. The financing was arranged by Randy Fleisher with the Dallas Capital Markets group of JLL.

Ward Village is a 60-acre urban master planned community located in the heart of Honolulu between the city’s downtown and Waikiki. Plans call for over 4,000 high-rise residences and more than one million square feet of retail space surrounded by outdoor public gathering places and pedestrian friendly streets. The neighborhood will be anchored by a four-acre public park that will serve as a multipurpose gathering space in Honolulu where residents and visitors will convene, socialize and enjoy community events.

“Our vision for Ward Village is to create the premier master planned community in Hawai’i offering an unrivaled vibrant urban lifestyle in the heart of Honolulu,” said Grant Herlitz, President of The Howard Hughes Corporation. “The closing of this loan marks another important milestone as we create the quintessential 21st century neighborhood.”

Waiea, which means “Water of Life” in the Hawaiian language, was designed by internationally recognized, Vancouver-based architect, James K.M. Cheng, in collaboration with Honolulu-based firm WCIT Architecture. The tower offers the largest and most sophisticated condominium residences in Hawai’i and will be comprised of 171 residences and approximately 8,000 square feet of new retail space. Construction commenced in June 2014 with completion projected in late 2016.

Anaha, which means “Reflection of Light” in the Hawaiian language, was designed by Solomon Cordwell Buenz, a global award-winning architecture and design firm, with Honolulu-based Benjamin Woo Architects. The sophisticated and design-forward tower will offer 311 condominium residences and approximately 17,000 square feet of retail space. Construction commenced on November 8th with completion anticipated in early 2017.
