271 Fifth Avenue needs to go as well, but not the Burton Building at 267.

I disagree. It's a beautiful block, but for 281. 275 just needs its cornice and moldings to be restored. That being said, I'd be shocked if the whole block, but for the corner building does not come down. In the ideal world, I'd like to see just 279 and 281 demolished, together with the dilapidated tenement on E30th that the developer already owns.

As much as I'm an advocate for historic preservation, they're all generic low-rises with the exception of 277. I'd rather see a building that better coordinates with its mid-rise neighbor, than an ugly cantilevering stick by Viñoly with a large height difference with its low-rise neighbors. Hopefully, no more ugly buildings like 241 Fifth Avenue as well.

273 has very nice details on the first two stories. Anyway, I like them all, except for 281, which is hideous.

This tower will loom over this tranquil little church. I've always loved this courtyard.

Nothing is happening at this site. It is crystal clear that the developer is trying to buy the nice, white building on the middle of the site (277 5th), which is the only one it does not own. I speculate that it's also trying to get 6 E 30th St. (It already owns No. 4.)

Lend Lease lands stake in proposed condo tower at 281 Fifth

Construction firm will have equal control over development with Victor Group
April 20, 2015 04:05PM

Lend Lease’s Melissa Burch and 281 Fifth Avenue

Construction firm Lend Lease has acquired an unspecified stake in the proposed condominium project at 281 Fifth Avenue in NoMad.
Lend Lease will co-develop the $400 million project with investment firm Victor Group, which bought the site at the corner of East 30th Street earlier this year.
Victor Group has been attempting to raise money for the 750-foot building through the EB-5 program, which allows foreign investors to pour money into U.S. developments in exchange for green cards, according to Crain’s.
Lend Lease executive Melissa Burch did not disclose the company’s interest in the project but confirmed to Crain’s that it would have equal control with Victor Group in its development.
New Jersey-based Kushner Real Estate Group originally planned a 40-story, 135,000-square-foot condo tower at the site. Victor Group acquired the property for $99 million last year. [Crain’s]Rey Mashayekhi

51-Story Luxury Residential Tower at 281 Fifth Avenue to Break Ground by 2016

Quote:
Lend Lease has purchased a stake at Victor Group’s planned residential development at 281 5th Avenue, in Midtown South, according to Crain’s Business. First brought to you by YIMBY last December, a 51-story, 140-unit mixed-use tower – to span 250,000 square feet and stand 750 feet — is planned for the 30th Street site. Although the size of Lend Lease’s stake is unknown, the project will total $400 million, and ground breaking is expected this year.

This will sit across the street from JD Carlisle's 15 E 30th. We will have two 750'+ towers across from one another! It also will be basically across 5th from HFZ's tower which will span from 29th to 30th. Thus, a third 750'+ tower will be in that immediate area.

I agree. I wonder if Yimby's renderings are valid.

I hope that 277, 275, and 273 5th are preserved.

Permits Filed: 281 Fifth Avenue

Quote:
In December, YIMBY revealed plans and possible renderings for a 51-story tower at 281 Fifth Avenue, and now permits have been filed for the high-rise condo development at the corner of 30th Street.

Plans call for a tower rising 52 stories and 705 feet into the air, designed by Rafael Viñoly. The building will incorporate 141 units split across 209,087 square feet of residential space, for a spacious average apartment clocking in at 1,482 square feet. Ground floor retail will take up 7,900 square feet on the first two floors, followed by several levels of amenities—a lounge, fitness center, library, spa and two terraces.

Apartments will be stacked on top, with two to four units per floor, except for floor-through units on the eighth, 49th and 50th stories. The cellar will hold 72 bike parking spots and laundry rooms.

[...]

I know it's just a massing diagram but it looks like Morali is the architect, not Rafael Viñoly.

Another skinny 700 footer for the area ain't too bad! I just REALLY hope they have a different design lined up because the leaked renders are just hideous.
