Sesto San Giovanni was a manufacturing centre, and it was well known for its role in the history of Italian workers’ movements and trade unions. By the 1990s, however, most of the major companies closed their factories, including Falck’s steel factories, creating abandonaded areas and a fracture in the town’s urban landscape.

MILANOSESTO is a 4 billion euro mixed-use project located in Sesto San Giovanni, just 6 kilometers (3.7 miles) from the central business district of Milan. It's one of the largest projects in Europe. Pritzker Prize-winning Italian architect Renzo Piano has designed the master plan: about 70 hectares (173 acres) of green spaces and over 1,4 million sqm area of new commercial and residential buildings. Acquired by Bizzi & Partners Development, together with a consortium of industrial and financial investors, MILANOSESTO, currently in pre-development planning, has received key municipal approvals.

Renzo Piano’s master plan envisions Sesto San Giovanni as a dynamic urban environment softened by abundant and engaging open spaces, including a 45-hectare central park. The plan is sensitive to the themes of energy conservation and sustainability as well as the historic nature of the site, which includes a number of architecturally distinctive industrial buildings once occupied by former steel producer Falck S.p.A. These buildings will be renovated and transformed into community spaces, such as schools, libraries, and cultural centers. This historic area will be connected to public transports and pedestrian pathways.

New part of Sesto San Giovanni will offer residential, commercial, retail, and hospitality properties as well as recreational and sporting centers. In addition, the development of a hospital is currently being explored. A world-class university hospital infrastructure such as the “Città della Salute e della Ricerca" will turn Sesto San Giovanni into a magnet for scientific research. Once the project comes to an end, it will provide housing for 15,000 residents, and an additional 15,000 people will come to work in the new businesses that are expected to open.

In front of architects and engineers, Piano outlined how it is a pilot project: "Milano Sesto is an excellence in healthcare, but also architecture, because it abandons the idea of a gray and cold hospital, and revolutionize the whole concept, focusing on humanity and its relationship with nature".

MilanoSesto Mall, Square, Park


The retail element of Milanosesto is split into three parts: the Sesto Square; the Sesto Park; and the Sesto Mall. The Sesto Square, the Sesto Park and the Sesto Mall are the main pillars of the retail aspect of the scheme.

With other aspects such as a luxury hotel, offices and residential spilling into the area, the retail forms a perfect triangle, making way for the abundance of greenery to spill into the space.


The retail scheme makes use of the existing structures and also expands on it, adding new layers to the existing structures. There will be a main street linking the residential part of the scheme with the retail part, as well as a mono rail which will take people from Sesto San Giovanni tube station directly to the Sesto Mall. One of the unique aspects of this design in the car parking space. Not only is there outside car parking and also under the Sesto Mall, but there is also car parking on the top level overlooking the two floor of retail underneath. From parking the car on the top level, guests will be able to view the shopping centre from a balcony and enjoy the natural light from above and around.


The retail element of Milanosesto is unique by not only maintaining the original structure of the old steelworks, but also maximises on the beautiful surroundings of the nearby park.

From all three retail areas, users will feel the connection with nature as it floods through the design. Not only does the design allow for excellent views of the park due to the extensive use of glass and natural light from the Sesto Mall, but also the greenery is brought in to the retail area, with trees and greenery in abundance.

The overall masterplan for Milanosesto features 10,000 trees of 50 different species, covering more than 700,000 sqm of green area. The retail element will draw this in, with greenery on every level, as well as breathtaking views.


The Sesto Square sits in front of the main Sesto Mall and is unique in itself as it features old pillars which were used in the days when the location was an industrial centre. This feature is to remain intact, with a viewing platform from where visitors can admire the pillars. Bordering the Sesto Square to one side will be offices, as well as retail spaces. On the other side of the Sesto Square will be a space for events of all kinds. There will be opportunities for concerts, as well as smaller community gatherings and markets.


The Sesto Park is located next to the Sesto Square, and allows direct interaction and easy accessibility to the main green space. It will feature unique elements such as a picnic area, a place for sports and children’s activities, as well as being populated with beautiful art work and sculptures. The concept behind this area of Milanosesto is that it will be a true meeting place for all of the family and house many activities for all to be involved.


The Sesto Mall, and the main feature of the retail element of Milanosesto, is to expand on the existing structure which was an old steel mill. The extended design will replicate the original structure thus enhancing the true ‘soul’ of the project.


The Sesto Mall will house 3 levels of retail with main anchor stores at each end. There will also be underground parking, as well as parking on the roof. Guests will be able to look down from the parking on the roof to the shopping below via a balcony in the centre. The mall will also have a hypermarket and various food and beverage outlets.

The Sesto Mall will focus on creating a fresh indoor atmosphere with the use of glass to allow plenty of natural light into the space and create an effortless natural flow from outside to inside.


Green initiatives are being achieved through detailed, measurable and longterm programs. Sustainable operations reduce operating costs, earn tenant loyalty and provide a healthier working environment for all.

The program itself focuses on five environmental pillars:
1. Energy: A key focus is on Energy Conservation and Efficiency and the incorporation of renewable energy sources, with a long term goal of net-zero emissions from buildings.
2. Waste Management: The aim is to generate zero waste by implementing a consistent and dedicated approach to waste diversion and waste minimization.
3. Environmental Protection: Eliminate adverse impacts wherever activities, products and services interact with the environment, while ensuring compliance with governmental regulations.
4. Sustainable Procurement: utilize environmentally-friendly products, services and best management practices.
5. Communication: A comprehensive Green Communication Plan should be designed to inform, engage, educate and share green best practices with employees and tenants so that we can work together to make a difference.

It was approved the feasibility of study concerning four projects that will be built in the former Falcks area, including Concordia publick park and Treno Laminatoio school.

It was also approved the construction of new station designed by archistar Renzo Piano. The new station will replace the current FS station in Piazza Primo Maggio. The new station will be rolled over the rail tracks, and it will connect two areas of MilanoSesto. The begin of construction work is scheduled for June 2019.

Masterplan

Architects participating at the contest have to design the first building to be built in the Lot 01A05. On 27 October 2017, there will be the announcement of the 15 best proposals. But five will pass to the final stage. On 31 March 2018, there will be the proclamation of the winner project.

The author of the best project will be entrusted with the assignment of subsequent architectural, structural and plant design phases; the artistic direction of the works. The winner architect will also be awarded with a prize of 950,000 euro. The five finalists, however, will get a compensation which amounts to a total of 100,000 euro.

The jury is formed by Davide Bizzi (Chairman of Bizzi and Partners), Alberto Ferlenga (Rector of Università IUAV di Venezia - Higher Institute of Architecture of Venice), David Lorente Ibanez (member of Ordine degli Architetti, Pianificatori, Paesaggisti e Conservatori della Provincia di Milano; co-founder architect of Studio Harquitectes), Gianluca Peluffo (member of Consiglio Nazionale dell'Ordine degli Architetti e dei Paesaggisti; founder of 5+1AA Architects), Susanna Scarabocchi (former right-hand woman of Renzo Piano, and founder of Tectoo Studio).
