Qatar Petroleum District began as the massive $3 billion Barwa Financial District development. Under construction for several years, the development has recently topped out.

The development was redesigned in 2012:

AECOM announced today that it was awarded a US$14-million contract for the design and supervision of the Qatar Petroleum Headquarter development, formerly known as Barwa Financial District, in Doha, Qatar.

Under the contract, AECOM will provide design fit out and contractor supervision for the 7.5-million-square-foot mixed-use development, consisting of nine office tower buildings, a 405-room luxury hotel with conference facilities and a multi-story parking facility.

“We are proud to play a key role in this exciting turnkey development project for Qatar Petroleum’s new headquarters,” said AECOM Chairman and Chief Executive Officer John M. Dionisio. “When completed, this district will create a ‘central hub’ for local and international businesses in Doha.”

The project construction is scheduled for completion during March 2014.

With much of Doha’s West Bay being a focal area for construction development, CW was able to pay a visit to one of the city’s larger developments, the Qatar Petroleum District (QPD) project. Formerly known as the Barwa Financial District, the new owners have changed little from the original plans consisting of nine towers, one hotel and an energy centre.

With the nine towers mainly consisting of office space, there will be some room for a number of restaurants and shops located on the ground floor, which will be of benefit to the occupants who will be keen to avoid the sky high temperatures during the summer months.

The hotel, whose brand identity remains nameless, will be located at the southern-most point of the site, ensuring that international guests can be located nearby to what will be a centre for Doha’s financial sector.

Located just to the south-east of the Ezdan Tower, the QPD project occupies a prime position within the West Bay area, allowing both easy accessibility for staff and visitors, as well as some extraordinary views.

Indisputably the best of these views can be taken in from Tower 7, the tallest of its eight siblings at 235m and 47 storeys. Even from a number of floors below the top it is possible to see the Aspire Tower and across to The Pearl.

When looking at the overall site, it is clear to see the scale of this project, and the numbers truly speak for themselves.

When speaking with Marc Garcia, field operations director at main contractor Bouygues Batiment International, he says: “The quantity of material being used in this project is immense: 450,000m3 of concrete and 66,000t of rebar are just two examples of the scale of this site. When you bear in mind that the build surface area covers 700,000m2, it puts things in perspective.”

Dealing with a small army of 5,000 workers on a daily basis, working in two 11-hour shifts, six days a week, Garcia cites logistics as one of the most challenging aspects of this project to date. Despite these numbers, the QPD project has an exceptionally high safety record, operating without incident for a 12 million man hours in total, the equivalent of almost one-and-a-half years. “Of course, this is a construction site, and we get the odd cuts occasionally, but nothing that has caused us to either stop work or which has required emergency medical attention.”

The high standards maintained by Bouygues’ management is clear to see. Thirty safety managers are on-site at all times, and all staff are required to attend a daily safety briefing before work commences in order to remind them about safety procedure.

Although the timeframe has changed since Qatar Petroleum took over the project, the estimated completion date of 2014 will help to promote Qatar as a regional business hub and attract further human capital to promote the National Vision 2030.
