NEW YORK | 562 Fifth Ave | 200m+ | ? fl | Demo

Extell has assembled a large group of properties at 562 Fifth Ave. A very significant tower could be in the works...

-----------------------------------------------------------------------------------------------------------------------------------------------------------------

Thor bought 562 and 564 Fifth Ave. I believe that it may be partnering with Extell, which, I believe, owns the adjacent building. The cigar store is now closed. I believe that the two (and perhaps, three) buildings closest to 47th St are not part of the site. Hopefully, something decent will rise here. It's not a top area, but it can become quite nice. I'd like to see a stone structure.

Great place for a tower. I mean this is in the middle of Midtown between 500 Fifth Ave and the GE Building and 383 Madison Avenue with very few high towers. That was why I think the International Gem Tower is such a great addition. I hope it's over 500 feet.

A tower on 47th next to Extell's assemblage just sold to an unidentified buyer. I would not be surprised if Barnett bought it. It's a nice building.

Extell Files Permits to Demolish Six Midtown Buildings for a New Mega Development

Quote:
Yesterday, Gary Barnett’s Extell (the developer behind the Nordstrom Tower, One57, and the controversial 250 South Street, to name just a few) filed a string of demolition permits with the city’s Department of Buildings to raze six buildings along West 46th Street between Fifth and Sixth Avenues. The doomed four- and five-story structures are at 3 West 46th Street, 5 West 46th Street, 7 West 46th Street, 9 West 46th Street, 11 West 46th Street and 13 West 46th Street. And on Monday, The Real Deal reported that Barnett has secured ownership of two neighboring properties at 562 and 564 Fifth Avenue from Thor Equities and SL Green Realty. The prolific developer also owns 2 and 10 West 47th Street on the northern side of the block in the heart of the Diamond District.

Back in 2014, sources said that Extell was planning for a new hotel tower at the site, but given the large amount of land the savvy developer has assembled (more than 30,000 square feet by our count) it will likely yield the largest tower built on Fifth Avenue in more than a generation.

Developer Begins Demolition At Fifth Avenue-West 46th Street Assemblage, Midtown

Robert Walpole

Quote:
Gary Barnett’s Extell Development is moving forward with an unknown project on the corner of Fifth Avenue and West 46th Street, in Midtown’s Diamond District. Curbed NY reports the developer recently filed demolition permits for six five-story commercial buildings spanning 3-13 West 46th Street. The row of buildings are currently masked with black netting, which means demolition should begin soon.

[...]

The assemblage could accommodate a significant mixed-use or office building, and a large chunk of the mixed-use option could have residential units. If the entire assemblage is demolished, the developer will have at least 615,000 square feet of development rights (plus 37,500 square feet if 572 Fifth is acquired). Besides adding other properties to the assemblage, additional air rights could be transferred from other buildings within the block, including any leftover square footage from Extell’s own 34-story International Gem Tower. And if a public plaza is included, the site’s allowable FAR could be increased by 20 percent.

Extell Files to Demolish Two More Fifth Avenue Buildings For Its Mega-Midtown Assemblage
http://www.6sqft.com/extell-files-to...wn-assemblage/

Quote:
Back in January, 6sqft reported that the busybodies at Extell Development filed permits to demolish a string of six tumble-turned walk-up buildings between 3 and 13 West 46th Street in Midtown. Now, as expected, the Gary Barnett-led firm has filed permits to demolish the Warren & Wetmore-designed corner building at 562 Fifth Avenue and a somewhat incongruous Tudor-style building at 564 Fifth Avenue.

Damn, seems like they are really bringing in everything they got with this, which is fantastic news. They actually want to own this entire block it seems. This is gonna be huge.

I disagree. The building on the corner is classic New York and has character. The rest isn't extraordinary, but they provided texture and variety to the streetscape. Now it will almost certainly become a homogeneous and sedate glass streetwall. Not the most tragic thing the world but I'm still a bit disappointed.

I tend to agree more with this. Glass is nice but the character is missing with something this expansive.. some of the buildings are pretty nice. I love new towers but sometimes bigger isn't better... at least if the cost is one giant megablock.

For a 200m, I'm willing to see these buildings go. They don't really seem that unique or beautiful.

Unique and beautiful are okay, but texture is equally important in an attractive city landscape. These buildings add texture where most new developments seem to offer very little.
