New building permits have been filed for 12-20 West 40th Street, which had originally been proposed prior to the recession (old rendering at link, via Curbed). Between the old and new versions, the plans have seen a height increase, and the project’s latest iteration will rise 32 floors and 361 feet. Stonehill & Taylor is listed as the architect — a shift from Morris Adjmi — and HFZ Capital is part of a larger development group.

Besides the additional height, the scope of 20 West 40th Street has also increased, and evidently the project will be mixed-use, with a hotel and residences. The latest permits seem to have an error, given the previous proposal’s scope was only 186,000 square feet; the newest documents indicate the site will span over 800,000 square feet.

The 186,000 square foot figure is much more likely, though the number of planned rooms and residences has also increased with the new filings, from 204 to 274. The hotel will span the first fourteen floors, and contain 213 rooms; 61 residences will occupy the upper levels, with only two units on each of the top four floors.

I wish they would've came up with a more interesting design. This location should be on par with what's being built around the other popular parks in Manhattan (Madison sq, union sq, high line, Central Park...).

That's sad. I do feel that some mechanism must exist to prevent the tearing down of really deserving buildings... anything prewar should really be tough to tear down if it still is in a shape to be preserved and can be shown to have architectural value. I don't want it to mean progress and development is stifled but to make sure developers don't tear down treasures that still can hold up with maintenance for years to come. Certainly not to build crap... so many horrid buildings made since the 1950's that should be torn down first. ALL of the older towers in that render run rings around this corporate, superbland design except that really piss poor corporate crap on the far left of the render.

That was the old design (by Adjmi -- I think). There's a new architect.

With high-end condos planned for the upper 18 floors I would expect far better architecture. The design as displayed should be a placeholder. If not, it's a wasted opportunity.

The brick gem was demolished in the 80's, and the new tower looks totally crappy.

Stern is mediocre in my opinion. He could easily make his buildings nicer and more art-deco-y without spending much more money but apparently he doesn't.

He's a writer and historian as well as an architect. These buildings are driven by clients and they can be very specific as to what they will pay for. If a client wants Art Deco, Stern is more than able to deliver. But in NYC they all want a 15 CPW/Candela clone. And that's exactly what they are getting.
