NEW YORK | 23 Park Row | 214m | 702ft | 54 fl | U/C

A new tower is in the works in the Financial District:

I previously reported (months ago) that the buildings formerly occupied by J&R had been vacated (but for one on the south side of Park Row). Thetwo buildings on the north side of the site are being marketed. I suspect that the other empty buildings also will be acquired.



A large development site east of City Hall Park is being marketed to buyers as a potential location for some future FiDi residential tower—as if there aren't enough going up in the area already. Massey Knakal has the official listing for 1 Beekman Street, also known as 33-34 Park Row. If bought, the lot, which houses two low-rise buildings, would change hands for the first time in 40 years. To help with the visualization process, MK offers buyers two renderings by I.M. Pei's Pei Cobb Freed & Partners Architects of a glassy tower on the spot that makes use of the potential 87,300 buildable square feet. The Post first reported the opportunity yesterday, projecting that the site could sell for more than $50 million. Tribeca Citizen reports a rumor that veteran electronics store J&R is closing, citing "the value of Manhattan real estate vs. the state of brick-and-mortar retail" and portending even more change for this stretch. If the right developer takes the bait, could we have another (slightly smaller) New York by Gehry on our hands, and the beginning of a Park Row development boomlet?

Great lead Robert -- and strongly agree that this is a prime site if the other buildings can be acquired, otherwise it's nothing major. But I would assume any developer here would likely acquire the other structures.

I suspect that the red brick piece of junk on the south side of the site will come down.

Anyway, I believe that the building with the hardware store, which is in the middle of the site (and seen on the left in this photo), is owned by a party other than the one that owns the sites on either side of it.



This shows the buildings on the north side of the site -- north of the hardware store.

As the photo above depicts, there's a stunning Victorian block to the north of this site, and there's a masterpiece behind it, as seen below.

the two other low rise buildings to the south of the proposed construction along Park Row have to be demolished as well. they have a very good electronics and camera store J&R music world where I buy lots of stuff, but the buildings it is in - is just for lack of a better word just awful.

J&R vacated all of them, but for 1 Park Row. They've been empty for months. The only occupied building is the one in the middle with the hardware store.

Now this one closed too. Are they really gonna redevelop the store or are they gonna combine both sites? We shall see. I'm gonna miss that store for sure.

J&R Closes Park Row Store For Major, Modern Overhaul

Urban Muse buys FiDi development site for $52M

L+M to demolish four retail buildings on Park Row

Apparently it'll be 691 feet tho DOB has it as 54 fl so that could change; and designed by Cookfox. This could turn out interesting.

Yeah it's Park Row and it's next to an ex world's tallest building and across from another ex world's tallest building, so this better be special.
