So this will hide that new Beekman monstrosity?

It should from many angles, yes, especially since it's so wide. Maybe we'll come to know it as the "Eye Shield Building" or "Modesty Screen Tower."

Although maybe that's unfair to Cook+Fox, since I actually quite like the design for how subdued it is.

Quoted for people like me who have the default 20 post page break. Think it's a sweet design, not jaw-dropping, but a level above what I'd call "filler".

The building is almost down. Excavation has begun next door.

Definitely a design that fits well with the New York feel

I am seeing some incredible neo-Art Deco cladding. Hopefully they can pull it off properly!

At least it has setbacks. But something more classical and with a stone/brick facade would suit the location much better. I don't think this design suits Park Row at all.

New Glimpses of COOKFOX's Soaring Downtown Condominium, 25 Park Row
Today, November 28, 2016

Quote:
L+M Development Partners is forging ahead with the construction of a 54-story mixed-use condo tower at 25 Park Row in the Financial District. As the company's largest Manhattan project to date, permits filed earlier this year show that the skyscraper will encompass roughly 213,000 square feet of residential space and soar more than 700 feet high. The broad midblock site is situated across from City Hall Park and held several low-rise buildings owned and occupied by J&R Music and Computer World. J&R retains a stake in the project, and as per Winick’s retail leasing page, 25 Park Row will be part of a massive retail overhaul spanning nearly 350 feet of frontage along Park Row.

Looks like New York is going to get one more art-deco inspired tower. And it'll hide that Beekman monstrosity. Feels good, man.

Nice to see a stone or precast facade with steel frame windows. That is the look of New York and it bridges the gap between modern and traditional architecture well.

It also creates visual synergy with the greenery of the park. However none of the new towers in that neighborhood, including either of the Beekman towers makes an impressive statement at the top, this tower included.

You mean like a crown like the Woolworth Building?
Well, at least the tenants of the Woolworth Building don't have to look at the Beekman Hotel much longer.

I love the updated look... modern but with a great classic inspiration!

I hear ya about the top.. wish we could get another truly memorable crown. But the rest of the way this at least gives us a really nice addition to the Lower Manhattan skyline, and blocks much of the impact of that awful Beekman building!

L&M, J&R Music founders lock in $235M loan for Park Row condo project
https://therealdeal.com/2017/04/27/l...condo-project/

Quote:
L&M Development Partners and the founders of the iconic J&R Music store landed $235 million in construction financing from Bank of the Ozarks for their 54-story condominium project overlooking City Hall Park, property records filed with the city Thursday show.
The partners plan to build a 691-foot-tall, 266,000-square-foot tower at 23 Park Row, the site of the former J&R Music and Computer World location. The developer formed a partnership with J&R founders Joe and Rachelle Friedman in 2014 to develop the site.
...
Plans call for 110 condos as well as roughly 55,000 square feet of retail spread across the cellar and the four lower floors. The tower, designed by COOKFOX Architects, is already under construction. Corcoran Sunshine will be marketing the units in the building, which is expected to be completed in early 2020, a spokesperson for L&M told The Real Deal.

What's the 800' tower on Beaver?
