A Conversation With Ashwin Y. Verma

Mr. Verma, 44, is a founder and the managing partner of Siras Development, which specializes in hospitality and residential developments. The company, which is based in New York, is developing the Hudson Rise Hotel at Hudson Yards and Soori High Line, a condominium with private pools.

Q. What does the “Y” in your name stand for?

A. Y as in Yashpal — my dad’s name.

Q. So how does your role in Siras Development differ from that of the other managing partner, Saif Sumaida?

A. My main role is to identify new deals, look at trends in the marketplace and then raise both the equity and debt financing.

And even though there’s a lot of overlap, I’d say Saif’s primary role is on the construction management and on the execution side. We do construction management in house, and that’s one of the ways we differentiate ourselves in the marketplace.

Q. And how did you two come up with the name Siras?

A. Siras essentially means “the apex” in Sanskrit.

Q. How is business these days?

A. It’s good. Right now we’re working on two projects — one is about 130,000 square feet and the other is about 390,000 square feet.

Q. What’s the status of the Hudson Rise Hotel at Hudson Yards?

A. We closed on the land in June 2014, we have submitted our plans — our plans are with the Buildings Department. We’ve done the plans. We are at the tail end of our operator selection process. Although there is now some litigation involving the project, we are still looking to break ground by the end of the year. The architect is Archilier Architecture — they’re just going to be doing the exterior.

We have not selected the interior designer. Usually the hotel operator has the say in who it’s going to be.

Q. Who will likely be the hotel operator?

A. We’ve had an R.F.P. — request for proposal — process and we had about 16 hotels respond. And now we’re deciding among the four finalists. I can’t say who they are.
I will say that we got a lot of branded, four-star and five-star hotels responding, both in the U.S. and internationally. There’s a strong demand for hotel product in New York. The project that we’re doing has 350 hotel rooms, plus 90 percent of our hotel rooms have unobstructed views of the Hudson River.

Q. Anything else in the pipeline?

A. We’re definitely looking for potential sites. We’re long-term players here. Right now sites are very expensive, so it’s trying to find the right deal. The challenge is, how do we acquire more sites in this kind of environment? There’s not a lot of parking garages or gas stations left.

Q. Where would you like to see the company in the next five to 10 years?

A. We definitely want to be significant players in New York, and we’re looking for the opportunity to expand as well. We’re very grateful for the opportunity.

New York is the Rome of the 21st century.

New Looks at Hudson Yards's Vexed 'Chinese Lantern Tower'

Although the fate of Kuafu Properties's Hudson Rise Hotel is still in limbo following partnership issues and several lawsuits surrounding the Hudson Yards property, the design for the 42-story tower is still being tweaked showing some promise to its future. YIMBY got its hands on a few new renderings for the Chinese lantern-inspired building, and notes that its base has been tweaked by project architects Archilier Architects to add more masonry than glass. The hotel, residential, and commercial development got a few slight adjustments in September, when its room count was tweaked to hold 242 hotel rooms, 108 condos with hotel amenities, and 47 condos at the top of the tower.

I like it. I like the many terraces and the variety in form because it is functional. I hate those buildings that have strange shapes but with no function, like the "twisty towers" and so on. At least with this the complex shape is a result of the creative use of function.

I like it too. Not that same boring facade like a lot of buildings have. And i like New York because of these kind of buildings, Manhattan skyline is so diverse and good-looking.

Quirky 700-Foot Hotel Proposed For Hudson Yards

A beleaguered real estate developer is working on a new hotel project in the Hudson Yards district. Sean Ludwig's Blackhouse Development has hired Los Angeles-based architecture firm M-Rad to design a 740-foot tall hotel that's going by the name of Hudson Americano (ugh). To be clear, the design right now is strictly conceptual. Blackhouse has been involved in an ongoing dispute over ownership rights of another Hudson Yards project, the Chinese lantern-inspired Hudson Rise, with co-developers Kuafu Properties and Siras Development since March. It is unclear if this new development by Blackhouse is a proposal for the same site. Curbed has reached out to both the architecture firm and Blackhouse for comment.

As for the new hotel project, the slender building with a Tetris-like exterior design towers above the neighboring buildings in the renderings (although, let's be real, it's hardly tall compared to others in the neighborhood.) The design features 160 hotel suites, 15 luxury condos—it's unclear whether they're intended as short- or long-term residential units—three floors of spas, two floors of swimming pools, and an entertainment space that will offer 360-degree views of the city.

It looks like some sort of poisonous plant or mushroom displaying warning colors to any animal that might be considering eating it. Or maybe it was inspired by snake skin.

It looks like one of the buildings from the "Transportation Tycoon" game from back in the day. I don't know what to think yet. A better render would help.

Not a fan of clutters of boxes in general, but I don't mind this one at all, I think it's as well done as that style can be. Build it, you have my approval.
