Sharif El-Gamal gains full control of Islamic museum site

In a statement to TRD, El-Gamal said today that “we are pleased to have concluded a complex acquisition from Con Edison allowing us to complete the assemblage for our upcoming development at Park Place. This further exemplifies our strength as a buyer of real estate from institutional sellers.” El-Gamal will build a three-story Islamic museum and prayer space at the site, which will be designed by Pritzker Prize-winning French architect Jean Nouvel.

The site, formerly known as Park 51, was the centerpiece of a fierce debate over religious freedoms in 2010. The development, originally slated to be a $140 million, 15-story project, attracted the ire of former New York City Mayor Rudolph Giuliani and former House of Representatives Speaker Newt Gingrich, as well as anti-Islam firebrand Pamela Geller. Mayor Michael Bloomberg, however, threw his full support behind the plan, which eventually fell through due to lack of financing.

Next door at 45 Park Place, El-Gamal is building a 39-story luxury condominium project.

Behind Sharif El-Gamal’s new Park Place plan
With the “Ground Zero mosque” debate faded, the developer has quietly made a soaring condo the center of his plan. But now there are new hurdles in his way.

The biggest issue for selling out El-Gamal’s condo, brokers said, is no longer the stigma attached to the 2010 controversy. El-Gamal and Stribling declined to reveal pricing for 45 Park Place and paperwork has not yet been filed with the Attorney General’s office. But some brokers said given that the project will only have 48 units, pricing will have to be aggressive.

“When you’re that size, you have to hit certain price points — high $2,000s per square foot, if not $3,000,” said Jarrod Randolph, who recently started his own firm JGR Property Group. That would price the apartments between $7 million and $9 million, a range in which buyers have several buildings to choose from.

Two-and-three-bedroom units at 30 Park Place have been asking between $2,950 and $3,079 per square foot, according to internal sales information TRD obtained last month. Units at 50 West, meanwhile, are selling for about $2,500 per square foot, Gerringer said.
Regarding pricing, El-Gamal would only say “we’re going to go with what the market has been known to demand and absorb.” He declined to comment on the building’s design and amenities, but said its main competitor would be 30 Park Place, “because our timing is almost identical.”

But whether 45 Park Place can compete with 30 Park Place, which is being designed by starchitect Robert A.M. Stern, is yet to be seen.

Randolph, for one, questioned El-Gamal’s decision to go with Abboud for his project. “I don’t think it is as sexy a name as they could have used to attract the crowd there,” said Randolph, who doesn’t represent any of the nearby condo projects.

But El-Gamal called Abboud a “legend in the making” and said the building would “solidify his name in the marketplace.”

“Our city is far behind the rest of the world,” El-Gamal said. “We still have this mentality of building a rectangle, a cube, a square. It was important for me to provide spaces that are not these cookie-cutters typically brought to market. Michel has this gift of being able to understand what a visionary buyer is looking for.”

Madison Realty Capital Closes $33 Million Financing for 45 Park Place

Madison Realty Capital (MRC), an institutionally-backed real estate private equity firm focused on real estate equity and debt investments in the middle markets, announced the closing of $33 million in first mortgage financing for 45 Park Place, the luxury condominium tower currently under development by Soho Properties. Designed by architect Michel Abboud of SOMA Architects, with Ismael Leyva Architects, 45 Park Place is a glass and steel tower that will soar 665 feet, offering unparalleled panoramic views from its location at the southern edge of the Tribeca Historic District. The tower will be neighbor to a museum and public green space designed by world renowned architect Jean Nouvel. Construction is expected to begin in 2015, with delivery of the tower in 2017. Tishman Construction will serve as construction manager.

"Madison Realty Capital preempted our market request and provided us with a customized financing solution perfectly tailored to the needs of our project," Mr. El-Gamal said. "In addition to lending, Madison has extensive New York City development experience which allowed their team to understand our vision for 45 Park Place and execute flawlessly."

45 Park Place: Tribeca’s Latest Condo Tower Could be an Architectural Stunner

Simply known as 45 Park Place (for now), the development is comprised of a 665-foot tower luxury tower and an Islamic museum, is being developed by a consortium led by Soho Properties, headed by Sharif El-Gamal. The tower is being crafted by Michel Abboud of SOMA Architects, with Ismael Leyva serving as the architect of record. Renderings posted on SOMA’s website convey a light, airy tower composed of stem-like volumes bundled by delicate bands of lattice-like mullions. The ground-level view gives us our first glimpse of the adjacent Islamic museum and prayer space reportedly designed by Pritzker Prize–winning French architect Jean Nouvel. A small plaza fronting the museum will expose a vegetated side wall of the neighboring building that houses popular downtown grocer Amish Market.

Demolition permits filed this past spring will seal the fate of a small cast-iron structure and an Italian Renaissance styled building that housed a Burlington Coat Factory prior to 9/11. Construction permits call for a 120,000-square-foot tower containing 46 units. Just last month, a press release announced that the development secured $33 million in first mortgage financing, and construction of the tower is expected to begin next year with a completion date anticipated sometime in 2017.

Aaaah yes! I love this tower, it has a cantilevered section too!

It really does look like a snug fit between the lower block, it's quite deceiving actually as in those renders above it partly looks like it's in the middle of the road!

Whooooa. In the first render we saw on page one, I had just assumed all the high contrast lines were just part of architectural sketches. Now it seems they're actually a part of the structure! A very clever illusion, making this tower looks like a drawing come to life... that is, if it's executed properly. Bravo.

Every day we hear about a new 600 ft plus tower... Literally several dozen will rise in the next ten years between the tall and the supertall! And I'm being optimistic in counting on this expanding to Penn Station with the success of Hudson Yards/ Brookfield and all the towers nearby... the demand for modernized transport and infrastructure will require it!

Get used to the thin buildings in NYC. Land is getting scarcer all the time.

Actually, it's a pretty interesting contrast to newly built cities such as some in China, Dubai, etc.

Considering the fact the city is on an island, with a bunch of untouchable neighbourhoods, it's no surprise at all they are building taller and thinner.

Because people like tall floor to ceiling heights maybe?
There's a limited amount of square footage they can use, if the increased the floor count, the tower would be even more skinny than it currently is

I mean, this tower could be around 80m shorter with the same amount of floors, you should be happy that developers are willing to build such high towers with a limited amount of floors
