Nice "little" building, compare to it surrounding.

There's a rendering posted on site now, which shows the same design as before. Thanks to ILNY for all the pics!

What's much more exciting to me is this scaffolding over Dyer Ave for "breezeway" construction!

its for a variety of reasons, so the dyer ave overbuild can be erected, the facade replacement can occur at 450, and construction of the tower itself can proceed.

Residential Tower

The residential building at Manhattan West will rise 62 stories with 844 units and offer an array of amenities that embrace the urban lifestyle. A regulation-sized basketball court, climbing wall, kitchens and dining rooms available for private entertaining, and a roof deck with grills will make luxury living easy in the hottest new NYC neighborhood.

Brookfield Property Partners announced today that it has commenced construction on the firm’s 62-story Manhattan West residential tower, which will feature 20 percent affordable apartments.

The 844-unit building at 435 West 31st Street between Ninth Avenue and Dyer Avenue will have studio, one- and two-bedroom units. SLCE designed the $800 million skyscraper. The initial residents of the property will move in during the first quarter of 2017. Construction on the building is expected to be completed by 2018.

The tower will feature amenities including a regulation-sized basketball court, a climbing wall, kitchens and dining rooms available for private entertaining and a roof deck with grills.

To fund the construction, Brookfield issued $479 million in credit-enhanced bonds, according to a release from the company. The offering was handled by the Bank of China.

Good news! Tower looks inoffensive enough; interesting even, if the cladding meshes properly with the reclad of the AP building. We knew they would be linked with pedestrian breezeway, but the buildings actually look linked for the first 15-20 floors. Anyone know if that's going to be the case, of if that's just an illusion?

What is going on there with the AP Building?? Everything we've seen never seemed to indicate any kind of connection. The whole platform looks to be much higher than I expected. That's disappointing. In my opinion, if it doesn't connect with the grid on all sides, it's not going to work.

Edit: here's a bigger version of the new render. It looks like the connection is an optical illusion.

Agreed! However, the platform is just higher than ground level. What's depicted in this older rendering below was that it dropped off from the platform between this tower and 2 Manhattan West to sort of create a mini plaza at street level along 31st street which I'd prefer more than the latest rendering.

Also, the only thing connecting the Breezway and 3 Manhattan West is the Dyer Ave overbuild.

Yeah, there is no connection other than the breezeway-Dyer Ave overbuild & pedestrian plaza on top of the parking garage. I think that render shows the gates to the parking garage on 31st St, east of 3 MW.

If you don't mind the rain, today would be a mild day to take photos, before the temps drop down to average mid-January temps...

decent tower, but I still don't think it combines very well with the taller neighbors with the rounded corners.

@manhattanwestny
We continue to work on the site where our residential tower will rise, with excavators making way for the foundation:

I was reminded of a highrise somewhere in Manhattan the other day which looks pretty much just like this. I can't remember the address, it was pretty forgettable.

A 200+ tower and it won't even be in the top 10 tallest towers in the vicinity. Good news for us.

Still digging a huge area for a relatively small building.
