MIAMI | MiamiCentral One | 302m | 991ft | 80 fl | Prep

As plans for a new downtown rail station firm up, plans were revealed for an accompanying 80 story tower along with several shorter buildings.

---------------------------------------------------------------------------------------------------------------------------------------------------------

Revealed: Mixed-Use Downtown Station, 80-Story Tower

Quote:
All Aboard Florida has revealed plans for a 3-million square foot mixed-use station downtown, including an 80-story tower.

The transportation hub will include mixed-use development with residential, office, commercial, and a retail concourse, while serving as a connector between All Aboard Florida’s passengers and Miami’s existing public transport systems. The Overtown site will also be a mixed-use development with retail, commercial and parking to support and enhance the transportation hub.

Three towers ranging in height from 15 to 28 stories will sit atop the station, along with the 80-story tower south of the station. The station itself will be elevated 50-feet, allowing for streets to pass through underneath.

Given some of the approval hurdles involved with such a tower, an exact height has not been confirmed. Not far away, the Empire World Towers site is now up for sale. That proposal won permits for towers as high as 998 feet.

More about the Downtown Station development:

All Aboard Florida Reveals Downtown Miami Station Renders

Quote:
All Aboard Florida had a press conference this morning at the future site of their Downtown Miami train station revealing the design by Skidmore, Owings & Merrill and Zyscovich Architects. Read on for highlights from the show:

1) As we already knew, the tracks will be elevated 50 feet above the street, entering the station along a viaduct. Cross streets will remain open, with retail below the soaring tracks.

2) The project encompasses two main sites: the 9 acre transportation hub and the 2 acre Overtown development.

3) There will be "Significant transit oriented developments around our three [South Florida] station sites", meaning Fort Lauderdale and West Palm Beach are getting more than just stations too.

4) The two Miami sites will encompass nearly three million square feet of residential, commercial, office, retail, parking. Most or all of the parking will be at the Overtown site, but the two will be linked together.

---

9) The renderings show three towers (two taller and one shorter) above the station itself, with a very basic shape of at least one even larger tower to the south. The Overtown site is not included in the renderings at all.

The Empire World site is closer to the bay. This site is farther inland. The FAA might not even let them have 800 feet there. We'll just have to wait and see. In some cases, they've reneged on the 2005 agreement.

It frankly boggles my mind that people are proposing 80 story towers in such a difficult regulatory environment in the first place. Maybe there's an optimism about clearing the FAA hurdle or maybe they wanted a 50 story tower to begin with and are awaiting a satisfactory "bargain".

1 Million Square Feet Of Residential At Station, But Majority Commercial Space

Quote:
All Aboard Florida’s mixed-use Miami station will have a 1 million-square-foot residential component, but the majority of the 3 million-square-foot project will be built as commercial and office use:

About the Station:

All Aboard Florida’s Miami station will serve as its primary, multimodal hub and a true “live-work-play-commute” urban environment.

From downtown Miami, the new express passenger rail service will transport travelers to Fort Lauderdale, West Palm Beach and Central Florida.

The station and surrounding transit-oriented development will encompass nearly three million square feet and span two sites:

A nine-acre transportation hub in downtown Miami just east of Miami-Dade County Hall – to include mixed-use development with residential, office, commercial, and a retail concourse.

A two-acre multi-use complex in Historic Overtown at the corner of NW 2 nd Avenue and NW 6 th Street – to include mixed-use development with retail, commercial and parking to support and enhance the transportation hub

Terminal to feature a mix of premiere and unique dining options, shopping, and entertainment:

Approximately 2 million square feet dedicated to office/commercial development.

Approximately 1 million square feet dedicated to residential space.

Adequate parking space allocated to support the development.

Downtown Train Station to be Called MiamiCentral, Be Huge

Quote:
All Aboard Florida has officially named its Downtown Miami megaproject/railway terminal, and it's called MiamiCentral. This of course is a derivative of the nickname that many have already given it "Miami Grand Central Station", and is quite snappy. In addition to that, and announcing the official leasing agents, blah blah blah, the three million square feet project, encompassing the main station block as well as the site in Overtown, will include 1,100 residential units and 800,000 square feet of office space in multiple towers. The first two office towers will contain 215,000 square feet of leasable space total. Oh, and 200,000 square feet of retail, which is basically a small-ish mall.

MiamiCentral Will Have a 1 Million Square Foot 'Supertower'

Quote:
Buried in leasing plans revealed yesterday on exMiami is this little kernel of big fat news: MiamiCentral is planning a one million square foot 'supertower' on the block directly south of the station, in addition to the other towers of the project. It will be a combination of offices, hotel, and residences. Yes, we knew they were doing a big tower, but ay dios mio. No word yet on how many floors this thing will be, although it's a safe bet that the Federal Aviation Administration is going to have some finger wagging to do. In other All Aboard Florida news, there are two new renderings that little annex they're building in Overtown.

I've started to actually like the render after seeing how its shaped like a cruise ship, and that the other unveiled stations look like absolute shit. However, the two cereal boxes make it look like a 1950s urban renewal project. At least they could be move creative like they were with the flatiron building on the north end.

The airport station looks much better.

They want a supertall!

MiamiCentral Supertower Could Become One Of The Tallest In The U.S.

Quote:
All Aboard Florida has been calling one of the planned towers at MiamiCentral a ‘supertower,’ and it could could become one of the tallest buildings in the country.

According to a recent filing with the FAA, All Aboard Florida wants to build the tower as high as 1,120 feet above ground (or 1,131 above sea level). That would make it taller than any building that exists or is under construction in the U.S., outside of New York and Chicago.

It also won’t be the only tall tower at MiamiCentral. At least one other high rise at the site is proposed to rise to 840 feet above ground.

Site work is already underway at MiamiCentral and the first phase will begin full construction soon.

The tower at MiamiCentral is one of several that are vying to break the 1,000-foot mark in Miami. The FAA has been reviewing a tower at Brickell City Centre that is proposed to rise 1,040 feet above ground for over a year (Swire has already reduced the height from initial plans that exceeded 1,100 feet).

[...]
clearly the FAA will have their say on this but the unbuilt Empire World Towers were approved at a similar height nearby...

The approach path to the southern runway is North of downtown. How on earth does this affect the airport then?

It's in the zone approved for towers as high as 1,010 ft. Previous applications for taller towers have been approved but the FAA is trying to limit heights further so this one could be long shot.

All Aboard Florida is in a hurry to start work on the train station. Surrounding towers will be added later.
