This retro-luxe tower proposed for the tony Rittenhouse Square area may have some serious zoning obstacles ahead of it:

Neighbors offer praise, objections for 1900 Chestnut at CCRA meeting

Pearl Properties principals Jim Pearlstein and Reed Slogoff gave an informational presentation on Pearl’s proposed apartment tower at 1900 Chestnut Street, just off Rittenhouse Square, to neighbors who attended a Center City Residents’ Association meeting this past Tuesday. Some of the roughly 100 area residents who came had praise for the building’s design, while others expressed worries about traffic and the building’s effect on their light and views.

Pearl Properties proposes to build a 27-story, 300-foot-tall apartment tower on the southwest corner of 19th and Chestnut streets, next to whatever will replace the Boyd Theater and one block from Rittenhouse Square. The site consists of four properties, including one building on the Philadelphia Register of Historic Places and one empty lot next to the ill-fated theater.

Pearl attorney Bill Martin explained that the developers are seeking a zoning change through City Council to change the site from CMX-4 to CMX-5 rather than a variance from the Zoning Board of Adjustment in order to build the taller building. The zoning also has different requirements for loading than what their design calls for. City Council President Darrell Clarke (D-5th District) agreed to support the zoning changes as long as the developers negotiated with the Center City Residents Association, the Registered Community Organization for Rittenhouse. The new tower received a mix of opinions from audience members at the meeting.

DAS Architects is the designer of the tower. The firm also designed two other new buildings Pearl has built in the past year: The Sansom, on the 1600 block of Sansom Street, and The Granary, at 20th and Callowhill streets.

Is that design by DAS Architects still the current one?

There's certainly better New Classical projects, but it's solid and timeless.
It's much more likely this will still stand in 80 years time than it is with many other zeitgeisty/flashy or bland modernist buildings.
